The Development Manager will be a key team member focusing on construction from tenant buildouts to new build construction and renovation of major retail and mixed-use developments. Based at the corporate office in Memphis TN, this individual will participate in all aspects of the development process, including predevelopment, construction and cap-x activities. This position will be responsible for coordinating consultants, reviewing & distributing project documentation, day-to-day project management, as well as ensuring budget compliance & quality assurance throughout the development process.

This position will work directly with ownership, corporate partners, senior leadership, operations, and our consultant team to ensure that projects meet aesthetic, operational, and budget goals. While involved throughout the process, this individual will focus on construction related issues such as owners’ representation, construction contract management, tenant coordination, and document compliance.

Essential Duties & Responsibilities

• Works with a Senior Developer to manage the development process for a broad-range of new build, renovation and related projects, including mall, open air, and mixed-use developments, across the portfolio. 
• Manages design teams to support project entitlement, site plan, and agency approvals as may be required.
• Assists in obtaining proposals from design consultants and specialty vendors. 
• Prepares, coordinates and delivers presentations, budgets, and cost analysis for senior management approval.
• Coordinates meetings and communicates directives to the larger team.
• Assists with tracking agency permit submissions and comments that require design team or corporate response. 
• Maintains in house project files for assigned projects.
• Works with the project team as a corporate representative, supporting the on-time, on-budget delivery of all projects. 
• Facilitates daily communications between consultant/vendors, project managers, leadership, and related stakeholder groups.
• Tracks and assists in resolving construction related items and issues. 
• Ensures the appropriate approval of invoices, verifying work completion and payment resolution.   
• In concert with the construction management team, coordinates design Value Engineering (VE) process and ensures that VE goals are realized. 
• Participates in the punch list and turnover process with the in-house construction management and operations groups.
• Performs related duties as required. 

Qualifications and Skills

• 3 - 5 years’ experience in a construction management or design/build construction firm with relevant experience in world-class retail mixed-use developments, and/or entertainment venue design and construction.
• Bachelor’s degree in building related fields: Real Estate, Civil Engineering, Construction Management/Architecture/Interior Design required; Advanced degree preferred. 
• Proven knowledge of the construction industry, including building codes; design documents; and quality specifications.
• Ability to read and understand construction drawings and specifications.
• Knowledge of Microsoft Office Products including Outlook, Word, Excel, and PowerPoint.
• Ability to conduct oneself in a professional manner both internally and externally, with superior communication skills (both in person and via phone and other media) for the use of information exchange. Proven ability to understand and utilize construction related terminology.
• Ability to travel overnight.

Working Conditions

The position works mostly in the corporate office. Travel to consultants’ offices or project sites is required on a regular basis. This position generally works regular business hours; however, there is also an expectation to work overtime to meet project deadlines when required.

Physical Demands

At times the position will have to spend long hours sitting and using office equipment and computers, which can cause muscle strain. The job may also have to do some light lifting of supplies and materials. There may be walking, climbing of stairs, and extended time on your feet. On the job site, you may be asked to walk uneven terrain, climb ladders, experience loud noises, and uneven lighting conditions.

Environmental Conditions

The position is required to manage multiple projects at one time and may be interrupted frequently to meet the needs and requests of managers and vendors. The environment is fast paced and requires excellent organizational and time & stress management skills to complete the required tasks.

Sensory Demands

Sensory demands include use of the computer, exposure to construction noise, dust and debris, and review of lengthy documents.
