Director of Commercial Mechanical Construction

Location: Dallas–Fort Worth, Texas

Reports To: Chief Operating Officer


Position Overview

A growing commercial mechanical contractor is seeking a Director of Commercial Construction to build, lead, and scale a new commercial HVAC construction division. This is a high-impact leadership role for someone who already manages general contractor (GC) relationships and can immediately leverage those partnerships to bring in business.

The ideal candidate has an active network of GC clients and labor resources, a proven track record of delivering high-quality mechanical projects, and the operational leadership needed to launch and grow a construction division in North Texas and beyond.

The organization operates within the Entrepreneurial Operating System (EOS), providing clear structure, accountability, and disciplined execution across teams.


Key Responsibilities

Leadership & Division Growth

  • Launch and lead the new commercial HVAC construction division with support from an established back-office team.
  • Build, coach, and manage a high-performing team of project managers, estimators, and field supervisors.
  • Develop and refine the division’s operational playbook—including processes for estimating, project management, job costing, and field execution.
  • Collaborate with service leadership to align construction and service offerings for long-term client value.
  • Create and manage the division’s EOS tools, including Vision/Traction Organizer (V/TO), Rocks, Scorecards, and Level 10 meetings.


Business Development & Client Relationships

  • Leverage an existing network of GCs and developers to bring immediate project opportunities.
  • Convert trusted GC relationships into construction contracts and long-term partnerships.
  • Lead all business development activities including preconstruction meetings, proposal presentations, and bid negotiations.
  • Identify and pursue new clients in commercial, institutional, and light industrial markets.
  • Represent the division at industry events, association functions, and GC networking activities.
  • Maintain a steady pipeline of qualified opportunities that support short- and long-term growth targets.


Operational & Project Execution

  • Oversee estimating, scheduling, procurement, quality control, and field operations.
  • Ensure all projects are completed on time, within budget, and to the highest standards of quality and safety.
  • Implement consistent processes for job costing, progress tracking, and margin management.
  • Partner closely with field leaders to ensure safety, compliance, and excellence on all installations.
  • Coordinate with service teams on turnover and post-construction client support.


Financial & Strategic Management

  • Hold full P&L responsibility for the construction division.
  • Develop annual budgets, forecasts, and performance dashboards using EOS Scorecards.
  • Track and manage key metrics including backlog, gross margin, labor utilization, and cash flow.
  • Ensure accurate financial reporting and job costing with support from the finance team.
  • Establish and achieve clear quarterly revenue and profitability targets.


Culture & EOS Alignment

  • Serve as the accountable leader for the division within the EOS structure.
  • Promote a culture of transparency, discipline, teamwork, and continuous improvement.
  • Lead with integrity and humility, reinforcing core values across all interactions.
  • Ensure the consistent use of EOS tools and rhythms throughout division operations.


Qualifications

Experience

  • 5–7+ years of experience in commercial HVAC construction.
  • 5+ years of direct GC-facing experience bringing in repeat business.
  • Recent leadership experience in a mechanical contracting environment.
  • Proven success delivering HVAC projects ranging from $300K–$2M+.
  • Demonstrated ability to generate business through established GC networks.
  • Experience with design-build and negotiated delivery preferred.


Skills & Attributes

  • Strong relationship-building skills with deep GC and developer trust.
  • Excellent leadership, communication, and team-building abilities.
  • Strong financial acumen with P&L management experience.
  • Expert understanding of mechanical systems, codes, and construction practices.
  • Proficiency in construction and service management platforms (e.g., Procore, Bluebeam, ServiceTitan).
  • Familiarity with EOS tools (Rocks, Scorecards, L10 meetings) is a plus.


Education & Licenses

  • Bachelor’s degree in Construction Management, Mechanical Engineering, or related field preferred.
  • Texas HVAC Contractor License preferred but not required.
  • OSHA 30 required (or to be obtained within first 90 days).


Performance Expectations (First 12 Months)

  • Successfully launch the construction division and achieve profitability within the first year.
  • Secure approximately $8M in project backlog through existing GC relationships.
  • Build out a full operational team with clear processes and accountability.
  • Deliver projects within ±3% of estimated gross margin.
  • Achieve 95%+ client satisfaction and high repeat-business rates.
  • Fully integrate EOS tools and rhythms across division operations.


Compensation & Benefits
