We are looking for a senior-level Revenue Manager whose entire focus will be owning the full pricing strategy across our combined portfolio of 650+ units. You will be 100% dedicated to revenue optimization, working closely alongside our OTA Manager to ensure pricing strategy and channel execution are always aligned. This is a high-output, high-ownership role. We want a strategic operator who can think three months ahead, build systems that scale across a large portfolio, and communicate results clearly to property owners and leadership alike.

This role requires deep, hands-on mastery of PriceLabs not familiarity, not a passing knowledge. You should be able to configure base pricing strategies, build and manage custom comp sets, set occupancy-based rules, apply seasonality and demand aggressiveness settings, manage last-minute and far-out pricing logic, use Portfolio Analytics to monitor performance across 100+ listings, and leverage Market Dashboards for real-time competitive intelligence.

What You'll Own
• Dynamic Pricing Strategy
◦ Own daily rate management across both markets using PriceLabs, including base price calibration, seasonality curves, occupancy-based triggers, and last-minute/far-out pricing rules
◦ Build and manage custom comp sets per property type and market using PriceLabs Market Dashboards
◦ Monitor booking pace, ADR, RevPAR, and occupancy KPIs at portfolio and listing level using PriceLabs Portfolio Analytics
• OTA Channel Strategy
◦ Define and execute channel strategy across Airbnb, VRBO, and direct booking to maximize visibility and revenue per available night
◦ Understand and leverage OTA algorithm behavior including how pricing decisions affect listing search ranking and visibility
◦ Manage minimum stay rules, gap night optimization, and booking window strategies by season and market
• Market Intelligence and Competitive Analysis
◦ Continuously monitor local market trends, competitor pricing, events, and demand shifts in both Puerto Vallarta/Nuevo Vallarta and Big Bear
◦ Translate market data into actionable pricing and positioning decisions
◦ Use data sources including PriceLabs, AirDNA, and Key Data to identify revenue opportunities and threats
• Owner-Facing Performance Reporting
◦ Produce clear, accurate, and insight-driven owner performance reports on a regular cadence
◦ Communicate pricing rationale and market context to owners in plain language building trust through transparency
◦ Support ownership retention by demonstrating consistent, data-backed revenue results
• Systems, SOPs, and Process Building
◦ Build out scalable pricing playbooks and SOPs for both markets
◦ Manage and track all revenue-related projects, workflows, and cross-team tasks in Monday.com, which is our primary operating system across every department
◦ Work in close partnership with the OTA Manager to ensure pricing decisions and channel execution are always in sync across Airbnb, VRBO, and all active distribution channels
What We're Looking For
The market for senior STR revenue managers is competitive. Here is what separates the candidates we want to talk to from everyone else:
• 5+ years of hands-on revenue management experience in the short-term rental industry not hotels, not residential. STR-specific experience is required
• Deep PriceLabs mastery you can configure, optimize, and teach the platform. You understand how to manage it across a large multi-market portfolio without over-customizing or losing control
• Proven track record of measurable results improved RevPAR, increased ADR, higher occupancy, or owner revenue growth tied directly to your pricing decisions
• Fluency in STR revenue KPIs ADR, RevPAR, occupancy rate, booking pace, lead time, and how they interact in a dynamic pricing environment
• Strong understanding of Airbnb and VRBO platform algorithms and how listing visibility, pricing behavior, and review velocity all connect
• Experience with Streamline PMS and how it integrates with OTA channels and pricing tools
• Monday.com proficiency you are comfortable managing projects, tasks, and cross-team communication through a centralized platform
• Excel or Google Sheets competency you can build reports, analyze data sets, and surface actionable insights without relying on someone else to run the numbers
• Strong communicator with owners, with internal teams, and with leadership. You can explain a pricing decision to a nervous property owner and a complex strategy to a CEO
• Bonus: multi-market portfolio experience, familiarity with the Mexican STR market, or experience working within a property management company operating across international and domestic markets
