Overview

The Leasing Underwriter reviews and approves all applications across the portfolio and serves as the primary screening decision-maker. This role evaluates applicant risk, ensures files meet company standards, and helps move deals from application to lease quickly and consistently. The Underwriter works closely with leasing, subsidy, and compliance teams and supports a high-volume pipeline across multiple properties.

Key Responsibilities

• Review and screen all applications for completeness, income, credit, background, and documentation
• Approve, deny, or issue conditional approvals based on company criteria
• Review subsidy/voucher applicants and confirm files meet company screening standards
• Maintain a queue of active files and ensure timely turnaround on decisions
• Communicate approvals, conditions, and next steps to leasing teams
• Track file status and prevent delays that could impact move-ins
• Ensure all documentation and decisions are properly recorded in the system
• Apply screening standards consistently across the portfolio
• Partner with leasing, subsidy, and compliance teams to move files forward

Qualifications

• 2+ years of experience in leasing, underwriting, property management, or affordable housing
• Strong judgment and ability to review applications, credit, income, and supporting documentation
• Take full ownership of each file from application to approval, tracking requirements, following up on missing items, and driving the process forward across teams until completed
• Comfortable independently managing a high-volume pipeline
• Proactive working style with strong follow-through
• Ability to coordinate across multiple teams and push files forward
• Clear written documentation and communication skills
• Experience with AppFolio, Yardi, or similar property management systems
• Experience working with subsidy or voucher applicants preferred
