PROJECT MANAGER – JOB SUMMARY
POSITION SUMMARY
The Project Manager position is an exempt employee that oversees multiple general contracting and thermal projects and ensures that ATS is providing a quality product, within budget, on schedule, and maintaining customer satisfaction. This position reports to the Vice President.
ESSENTIAL FUNCTIONS
- Works with estimators to develop accurate budgets for projects
- Review Estimates and takeoffs prior to contract or procurement
- Attends meetings with clients to discuss estimates, proposals, and budgets prior to starting projects
- Helps to define project scope, goals, and deliverables
- Continuously monitors projects to stay on budget
- Completes job cost analyses and reviews with Accounting Team
- Develops project schedules and ensures projects are progressing as planned
- Maintains communication with the regional vice president, field superintendents, site superintendents, project superintendents, sub-contractors, vendors, and clients
- Works with estimating team to gather quotes for materials and sub-contractors and submits commitment requests to PC
- Interviews and qualifies potential sub-contractors
- Must be familiar with and prepared to enforce and/or comply with the terms of project contractual agreements
- Researches and stays current with trends and new products in the industry
- Identifies alternative methods or products that may yield cost savings
- Works with site superintendents and project superintendents to make sure work is being completed to schedule
- Responsible for reviewing invoices for accuracy to ensure they are reflective of quotes
- Evaluates projects for partial invoicing to ensure they align with percentage of project completion
- Submits approved project vendor invoices, approved subcontractor pay invoices, and client draft pay applications to Houston office to Project Coordinator
- Prepare change orders as needed and maintains they are followed by field crews and sub-contractors
- Works with project, site, and field superintendents to ensure field crews have all the necessary tools and equipment to be successful
- Prepare and conducts meetings and outlines goals and plans for crews and subcontractors
- Attend and if project role requires, schedule and lead O.A.C. meetings both remote and in person
- Works with project and field superintendents, sub-contractors and client on any change orders and addresses any concerns or issues
- Review and finalize project documentation and reporting
- Reviews daily logs, time sheets, purchase orders, and change orders to monitor job costs
- Ensure all work is completed in accordance with the client’s construction standards, processes, and procedures.
- Ensure accurate and complete files are maintained for projects and appropriate closeout documents are distributed in a timely manner and are in accordance with corporate and customer standards
- Make regular trips to sites during construction including: bid walk, pre-con walk, in progress site visits, punch walks and construction closeouts
- Manage submittals, RFIs, project meeting logs, schedule, photos, change orders, drawings, punch list and daily log on Procore PM software
- Review and submit close out documents at the completion of a project
- Submits credit card receipts as outlined in the company policy
- Coordinates project startup meetings prior to start of projects with PC
- Job permitting and assisting to maintain local licensing
- Responsible for holding field crews accountable for safety and ensuring they complete all necessary safety paperwork and other requirements
- Other duties as needed for business operations

KNOWLEDGE, SKILLS, ABILITIES
- Experience in industrial construction and design build for a general contractor preferred
- Excellent computer skills required
- Knowledge of Procore is a preferred
- Schedules and timelines change frequently as issues arise in the course of construction, therefore the ability to problem solve on the fly will be necessary
- Exceptional communication (verbal and written) and interpersonal skills
- Knowledge of the principals of cold storage construction, including freezer and cooler construction details, vapor barriers, as well as installation of cold storage doors and underfloor insulation
- Keen attention to detail and an aptitude for problem solving
- Highly motivated with a strong work ethic

- Outstanding organizational skills and ability to prioritize tasks

- Experience managing multiple projects and leading cross-functional teams.

OTHER QUALIFICATIONS
- Degree in construction management or other related field preferred, but will accept a minimum of 5 years of experience in lieu of degree
- Project Management experience with budgeting, scheduling and planning required
- A minimum of 3 years of experience in a similar role
- Valid driver’s license
- Authorized to work in the United States
- Willingness and ability to travel extensively
