Project Manager


Position Overview


We are seeking an experienced Project Manager to oversee commercial construction and demolition projects from pre-construction through final completion. This role is responsible for ensuring projects are delivered safely, on schedule, within budget, and to the highest quality standards. The successful candidate will provide leadership to project teams while building strong relationships with clients, subcontractors, consultants, and internal stakeholders.


Key Responsibilities


  • Manage all phases of construction projects from pre-construction through project closeout.
  • Lead project planning, scheduling, budgeting, and execution to ensure successful project delivery.
  • Oversee contract administration, submittals, procurement, change orders, and project documentation.
  • Maintain a thorough understanding of project contracts and contractual obligations for all stakeholders.
  • Secure all required permits and ensure subcontractors maintain appropriate insurance coverage and compliance.
  • Prepare, negotiate, and administer subcontract agreements.
  • Review, price, submit, and obtain approval for change orders and additional project work.
  • Coordinate and lead project meetings with clients, consultants, subcontractors, and internal teams.
  • Supervise, mentor, and develop project team members, fostering a collaborative and high-performing environment.
  • Identify project risks and proactively develop solutions to keep projects on schedule and within budget.
  • Prepare and submit daily, weekly, and monthly project status reports for senior leadership.
  • Manage project costs, monitor budgets, and oversee monthly progress billings and payment follow-up.
  • Maintain complete project records, correspondence, and documentation throughout the project lifecycle.
  • Coordinate project closeout, including punch lists, turnover documentation, warranties, and final submissions.
  • Build and maintain strong working relationships with owners, engineers, architects, consultants, and subcontractors.
  • Support business development initiatives by participating in project proposals, presentations, and client meetings as required.

Qualifications

  • Minimum of 5 years of project management experience in commercial construction and/or demolition.
  • Proven experience managing large-scale commercial construction projects from start to finish.
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, Engineering, or a related discipline preferred.
  • Strong understanding of construction contracts, project scheduling, budgeting, procurement, and contract administration.
  • Demonstrated experience negotiating and managing relationships with owners, consultants, and subcontractors.
  • Excellent leadership, communication, negotiation, and problem-solving skills.
  • Highly organized with the ability to manage multiple priorities in a fast-paced environment.
  • Strong work ethic, accountability, and commitment to delivering exceptional project results.


Reports To: Chief Operating Officer (COO) and Executive Vice President (Executive VP)

  • $120,000 - $150,000 / per year
