About Our Client:
Our client is a property renewal services company based in the lower mainland. They are growing the organization to offer fully integrated building solutions.
We’re looking for an experienced and energetic Intermediate Estimator to lead cost estimating and support project management for their building envelope projects, painting, general contracting etc.
Salary will be commensurate based on experience. The position also includes incentive, RRSP matching, medical/dental as well as other benefits.
Responsibilities:
- Prepare detailed and accurate cost estimates for building envelope, roofing, painting and waterproofing projects. (However, we would also welcome estimators with Tenant Improvement and general contracting experience as our client is expanding into these areas).
- Review and analyze architectural, structural, and engineering drawings using AutoCAD or related programs
- Build strong relationships with suppliers and subcontractors to negotiate pricing, timelines, and scope
- Proactively reach out to vendors to gather quotes, clarify scope, and secure the best deals
- Collaborate with internal teams and external partners (project managers, consultants, strata councils, trades) respectfully and effectively
- Support project planning, budgeting, and scheduling during handoff and execution
- Use tools and platforms to manage timelines and tasks efficiently
- Track material pricing and construction practices to ensure competitive and accurate estimates
- Meet tight deadlines for bid submissions with a high level of accuracy, energy, and professionalism.
- Develop and strengthen strategic relationships with third-party specifiers, engineering firms, property managers, etc.
Qualifications:
- Minimum 5 years of estimating experience in building envelope rehabilitation and/or general contracting.
- Excellent negotiation skills and not afraid to pick up the phone to build relationships and secure value.
- Outstanding time management and ability to meet tight bid deadlines.
- Excellent at reading and interpreting construction drawings, including architectural, structural, mechanical, and electrical.
- Strong ability to read and understand project specifications in detail.
- Proficient in Microsoft Excel.
- Proficient in AutoCAD or related construction collaboration software.
- Comfortable using scheduling tools and software.
- Technically confident and able to quickly adapt to new software and digital tools.
- Strong communication skills (verbal and written).
- Strong understanding of building envelope systems, painting, general contracting, materials, compatibility, and best practices.
- Able to attend site visits and client meetings as required.
- Existing industry contacts with subcontractors, suppliers, or even potential clients is a major asset.
- Experience in project coordination or project management.
- Familiarity with BC Building Code and local construction standards.
- Experience with construction management platforms.
