Regional Director of Maintenance

Location: Kansas City, MO / Kansas City, KS (Flexible Home Base)

Salary: $85,000 – $95,000 + Bonus

Position Overview

We are seeking an experienced Regional Director of Maintenance to oversee maintenance operations across a portfolio of approximately 1,500 residential units. This role is ideal for a hands-on maintenance professional with strong apartment/multifamily experience who can lead by example and ensure properties are operating efficiently and up to standard.

This is a field-based role with a flexible home base, allowing you to operate from either side of the Kansas City metro area and travel to properties as needed. You are not tied to one specific site.

Key Responsibilities

• Oversee maintenance operations across multiple residential properties
• Supervise and support a team of maintenance supervisors and technicians
• Ensure timely completion of work orders, unit turns, and preventative maintenance
• Maintain compliance with safety standards, HVAC regulations, and company policies
• Troubleshoot complex maintenance issues and provide hands-on support when needed
• Conduct property inspections and ensure overall asset quality and curb appeal
• Coordinate with property management teams to prioritize maintenance needs
• Manage vendor relationships and oversee contracted services when necessary

Qualifications

• Required: Prior maintenance experience within apartment or multifamily housing
• Required: HVAC Certification or EPA Certification
• Strong mechanical, electrical, plumbing, and HVAC troubleshooting skills
• Experience overseeing multiple properties or sites preferred
• Ability to lead a team while remaining hands-on in the field
• Strong organizational and communication skills
• Valid driver’s license and ability to travel between properties

Compensation & Benefits

• Salary: $85,000 – $95,000
• Bonus: Approximately $5,000 annually

Schedule & Work Environment

• Approximately 60–70% on-site at various properties
• Remaining time spent traveling between locations or handling administrative tasks
• No fixed office — operate from home and in the field

This role is best suited for someone who is hands-on, technically strong, and comfortable operating independently, with solid apartment maintenance experience and the ability to oversee multiple properties without being tied to a single location.
