The Maintenance Manager is responsible for a full range of custodial and property maintenance duties including painting, heating and ventilation troubleshooting and repair, responding to work orders, minor plumbing and electrical work, snow shoveling and landscaping.


POSITION REQUIREMENTS

Required Education: High school diploma or general education degree (GED)

Preferred Education: Associate degree from a college, university, technical school

Required Experience: 5 years’ experience in general property maintenance - specifically plumbing and building systems


ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

1. Performs assigned maintenance and repairs on grounds, buildings, and equipment. Maintains assigned buildings, equipment, and grounds in good repair and free from electrical, plumbing, heating, cooling, and other hazards. This includes but not limited to painting, plumbing, carpentry, heating, cooling, deep cleaning, and other duties as directed meeting appropriate skill level.

2. Checks on work orders daily and performs necessary repairs to the highest quality standards. Returns finished work orders promptly indicating work completed.

3. Ensures all employees who perform maintenance or repair implement the lockout/tagout procedure before the work begins.

4. Performs preventive maintenance procedures on mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings; seals, repairs or replaces broken parts; maintains record keeping logs of completed work.

5. Implements and teaches fire safety procedures, conducts fire drills, verifies that smoke detectors and fire extinguishers are operational. Follows all established safety procedures and precautions when on duty; maintains fire alarms and emergency generators in good working order.

6. Responds to plumbing problems and performs necessary repairs including but not limited to leaky faucets, replacing drainpipes, auguring drains, repairing leaking toilets, etc. Actively participates in the clean-up of floods or other major damage.

7. Maintains and ensures compliance with the Life Safety Code standards and regulations.

8. Participates as a contributing member of the facility Safety Committee.

9. Periodically inspects, repairs, and replaces or facilitates repair of all defective electrical outlets, connectors, etc., as necessary.

10. Immediately reports all incidents/accidents, unsafe/hazardous conditions, and/or equipment breakdowns/failures to the Administrator.

11. Maintains all work areas in clean and safe conditions, and properly stores equipment upon leaving a work assignment, whether on break or at end of the workday, etc.

12. Handles and stores all hazardous/toxic chemicals according to manufacturers’ instructions and locks them away when not in use; disposes of trash, waste, and other disposable products in compliance with applicable government regulations.

13. Maintains high standards of safety with walkways to minimize resident slip/fall risks.

14. Performs and/or coordinates: a. Routine maintenance of grounds, parking lots, driveways, etc., by cutting, trimming, policing, sweeping, and other assigned duties. b. A wide range of landscaping duties, such as weeding, mulching, tree and shrub planting, mowing, and trimming. c. Snow removal including the operation of snow blowers and the salting of sidewalks at assigned locations. Maintains ice melt inventories. Coordinates snow cleanup of parking areas with plow companies.

15. Orders parts and supplies needed to maintain a level of inventory required to minimize travel for parts/supplies. 1

6. Oversees and collaborates with all external vendors to ensure high quality work at an appropriate cost. 1

7. Checks in/out with appropriate staff when performing maintenance in or near residents' quarters. 1

8. Personifies outstanding customer service to co-workers, clients and vendors by acting as a subject matter resource in a timely, considerate and friendly manner, always maintaining the “Golden Rule” approach; practices patience and kindness.
