Role Overview

Our client is seeking a skilled Land Development Manager to oversee the planning, engineering approvals, and execution of development projects. This role requires a strategic thinker who can effectively manage multiple stakeholders, budgets, and timelines to ensure successful project completion.


Responsibilities

  • Lead the land development process from initial planning through completion, ensuring all necessary approvals for civil, landscaping, and utility work are obtained on schedule.
  • Develop and analyze conceptual plans in collaboration with Sales & Marketing to align with market trends while maintaining adaptability to shifting demands.
  • Oversee financial evaluations and budgeting for various project scenarios to optimize cost efficiency.
  • Direct and coordinate with consultants to achieve timely and accurate deliverables.
  • Assess and refine earthwork strategies to minimize unnecessary costs related to material import/export.
  • Manage acquisition due diligence to assess project feasibility and risks.
  • Oversee procurement processes for engineering, construction, landscaping, and consulting services.
  • Split time between the division office and on-site locations to monitor progress and address project needs.


Qualifications

  • Bachelor’s degree in Engineering, Planning, Construction Management, Urban Development, or a related discipline.
  • Professional Engineer Certification is a plus.
  • Strong experience in project management within the land development or homebuilding sector.
  • Previous experience leading teams and managing consultants.
  • Proficiency in budgeting, scheduling, and overseeing the execution of development projects.
  • Deep understanding of land development processes, including planning, engineering, and regulatory approvals.
  • Excellent communication and negotiation skills, both written and verbal.
  • Strong organizational abilities and the capability to manage multiple priorities under tight deadlines.
  • Ability to interpret zoning maps, topographical layouts, and engineering blueprints.
  • Demonstrated success in residential land development and construction.
  • Proficiency in Microsoft Office Suite (Outlook, Word, Excel, Project).
