Responsibilities

  • Develop and implement comprehensive marketing and advertising plans for both new and existing communities.
  • Lead, mentor, and manage the marketing team to ensure all projects and initiatives are executed efficiently and effectively.
  • Conduct competitive market analyses to support land acquisitions and new community development.
  • Track and analyze sales and traffic data to identify trends and optimize marketing strategies to drive sales and improve margins.
  • Plan and oversee grand openings, special events, and promotional campaigns for new communities.
  • Manage and monitor all digital, social media, and print advertising efforts, ensuring accuracy and effectiveness.
  • Oversee all aspects of model home merchandising, including layout reviews, space planning, and collaboration with interior design teams.
  • Direct the development and execution of sales center setups, including signage placement, branding elements, and collateral materials.
  • Ensure timely launch of new communities by contributing market insights into community planning, product recommendations, sales center layouts, and buyer demographics.
  • Maintain and oversee the accuracy of company website content and manage divisional social media presence in partnership with external agencies.
  • Develop and track marketing budgets, ensuring cost efficiency and ROI optimization.
  • Stay current on industry trends, consumer behavior, and emerging marketing strategies through research, networking, and industry events.


Qualifications

  • Bachelor’s degree in Marketing, Business, or a related field (MBA is a plus).
  • 8+ years of marketing experience, including digital, social media, and traditional marketing strategies.
  • Proven track record of successful marketing campaigns within the homebuilding industry, with experience launching large-scale communities strongly preferred.
  • Strong analytical skills with the ability to interpret advertising metrics, website analytics, and consumer trends to drive strategic decisions.
  • In-depth understanding of buyer demographics, consumer behaviors, and market dynamics influencing purchasing decisions.
  • Experience managing and collaborating with marketing teams, agencies, and external partners to execute high-impact campaigns.
  • Strong working knowledge of social media platforms, digital advertising, Google Analytics, and content management systems.
  • Excellent organizational skills with the ability to multitask, prioritize, and meet deadlines in a fast-paced environment.
