Position Summary
The Development Manager will play a key leadership role in managing pre-development and construction phases of the commercial real estate projects. This role requires a highly organized, solutions-driven professional with a deep understanding of design, permitting, entitlements, budgeting, and construction management. The ideal candidate is equally comfortable in the field and in the boardroom and has the ability to coordinate internal teams, external resources, consultants, municipalities, and contractors to deliver best-in-class projects on time and on budget.
Key Responsibilities
Development Management
- Oversee entitlement processes, working closely with municipalities, legal teams, and planning consultants.
- Coordinate with design professionals (architects, engineers, consultants) through schematic, DD, and CD phases.
- Prepare and manage project budgets, schedules, and risk assessments from concept to delivery.
- Support lease negotiations by providing test fits, TIs, and delivery timeline inputs.
Construction Management
- Act as Owner’s Representative throughout the construction lifecycle.
- Manage GC bidding and selection process; negotiate and administer construction contracts.
- Lead weekly OAC meetings, track RFIs, submittals, COs, and punch lists.
- Conduct site walks, monitor construction progress, ensure safety and quality standards are met.
- Review and approve pay apps, oversee budget tracking, and manage cost reporting.
- Coordinate occupancy readiness and project close-out including final inspections and turnover to property management or tenants.
- Foster an environment for continuous improvement in development processes and teamwork with internal and external personnel.
Qualifications
- Bachelor’s degree in Construction Management, Real Estate Development, Architecture, Engineering, or related field; or equivalent experience.
- 7+ years of experience in real estate development or commercial construction management.
- Proven track record of managing projects from entitlement through vertical construction and delivery.
- In-depth knowledge of building systems, construction contracts, permitting, and project accounting.
- Strong communication and negotiation skills; ability to manage diverse teams and stakeholders.
- Proficiency in project management software (e.g., Procore, MS Project, Bluebeam) and Excel.
