Summary

The Director of Preconstruction supports the organization’s overall goals, strategic initiatives, and long-range planning efforts related to construction delivery. This role plays a key part in establishing and maintaining master consultant agreements, standard outline specifications, project details, construction methodologies, and internal processes that drive successful project outcomes—defined by budget adherence, schedule performance, and owner satisfaction.

The Director of Preconstruction must have the ability to understand, define, and apply the firm’s proprietary and preferred construction practices, ensuring these standards are effectively incorporated during the preconstruction phase.


Responsibilities

  • Coordinate and manage the activities of the Design and Estimating teams across all projects from early development through permitting.
  • Provide consistent weekly status updates on all projects in preconstruction, including cost, schedule, and risk tracking.
  • Develop and maintain a comprehensive preconstruction schedule for each project, incorporating design milestones, contracting timelines, estimating activities, and anticipated construction start dates.
  • Lead the Texas-based estimating function to ensure timely plan distribution, subcontractor bid solicitation, receipt of value engineering recommendations, and coordination with design and engineering teams.
  • Collaborate with design and engineering partners to compile, evaluate, and document value engineering options, constructability reviews, and required plan revisions.
  • Review and validate cost estimates at key design milestones, evaluating material selections, building systems, and overall cost impacts.
  • Identify, assess, and communicate potential project risks, ensuring alignment with executive leadership and construction teams.
  • Establish execution strategies related to design development, engineering coordination, and permitting approach.
  • Participate in all major design milestone and owner meetings, providing constructability input, identifying cost-saving opportunities, and communicating outcomes to the construction team.
  • Review milestone drawing sets to confirm alignment with contractual requirements, outline specifications, and the firm’s preferred construction methodologies; ensure all prior comments and revisions have been addressed.
  • Review and approve consultant agreements for each project, confirming scope alignment, cost accuracy, and proper inclusion in overall project budgets prior to handoff to construction.
  • Manage and maintain relationships with external architects, engineers, and specialty consultants.
  • Create, track, and manage project team assignments, consultant deliverables, and required reports, ensuring all documentation is complete and available to support design and permitting.
  • Meet regularly with regional and executive leadership to review project status, schedules, construction strategies, subcontractor performance, and broader preconstruction initiatives.
  • Lead and coordinate the formal transition from Preconstruction to Construction, ensuring a seamless handoff of scope, budget, schedule, and project documentation.
