Summary
The MEP Project Superintendent oversees and directs all activities onsite, associated with their designated area of focus, including: subcontractors, workers and/or crews concerned with the construction of buildings, structures and infrastructure, in cooperation with the Project Manager to meet the contract schedule and budget. The Project Superintendent champions project site safety and quality to ensure they generate the profit objectives and meet customer expectations.
Essential Job Functions and Responsibilities
- Takes all reasonable actions to provide a safe work environment.
- Establish / Maintain / Enforce safety procedures of Project Owner, and other regulatory agencies.
- Effectively communicate all safety concerns / requirements to all employees on a daily basis
- Enforces all corporate policies and administers field activities in accordance with procedure (eg: Precon Meetings, JHAs, Safety Forms, Blue Stake, etc.)
Schedule
- Study contract documents (i.e. specifications, details and plans) and estimates to establish work plans for construction of the project
- Create / Implement a Critical Path Method project schedule in conjunction with General Superintendent
- Update / Manage/ Communicate the requirements of the Project Schedule to maintain critical path
- Schedule subcontractors / Consultants / AHJ to maintain project requirements.
- Monitors each trade to ensure that proper manpower is provided to conform to the Project Schedule
Quality Control
- Perform quality control inspections to ensure that work in progress conforms to contract documents
- Identify deficient work and provide corrective feedback to improve performance and quality
- Schedule / Manage / Review submittals utilizing Submittal Exchange
- Holds coordination meetings between Subcontractors to ensure proper installation of MP&E trades
- Have intimate knowledge of plans and specifications
- Conduct Preconstruction meetings with each Subcontractor to review approved submittals and installation methods
- Conduct Pre-Pour inspection prior to concrete placement
- Inspect each Subcontractor work prior to next Subcontractor starting work
Administrative
- Coordinate, manage and set up in accordance with SOP
- Maintain daily report, dated photographs, and documentation for progress / events / contract document changes
- Maintain field as-built drawings and update on a weekly basis
- Initiates needed field correspondence and Requests For Information
- Reports any activities or issues which may affect the Project to the General Superintendent and Project Manager
- Holds weekly project schedule / safety meeting with subcontractors. Manage and review subcontractor-meeting minutes / maintain a look ahead schedule / maintain weekly safety audits in accordance with SOP
- In the event of changed conditions or items not included in the plans, specifications, contract documents or special provisions in writing, notifies both the General Superintendent and Project Manager
- Assist PM in maintaining budget requirements / documentation / management of extra work activities
- Demonstrate accuracy and thoroughness to maintain quality and productivity utilizing the contract documents
- Utilize Bluebeam to manage contract documents / As-Built drawings / RFI / ASI
- Access contract documents utilizing IPad and Bluebeam
- Create / Implement / Manage a Critical Path Method (CPM) schedule in P6
- Responsible for preparing preconstruction meeting
- Thorough understanding of prime contract and subcontracts agreements
- Actively engage and participate in the Project Integration Process (PIP)
- Establishes dust control plan and obtains Dust Control Permit
- Initiates and files Notice of Intent and Notice of Completion with Environmental Protection Agency- PCs
Marketing & Business Development
- Supports company efforts to obtain new work by remaining alert to business opportunities and sharing information with appropriate company personnel
- Develop and nurture strong working relations with the customer's personnel
- Prospect for work at the assigned projects
- Ensure that all aspects of the field operations reflect an organized and professional appearance and attitude
- Review and approve location of site office trailers, storage trailers and company signs for greatest visual appearance to the public
- Assist Marketing and Estimating as required
Qualifications
- Bachelor's degree in Construction Management; or acceptable combination of education and experience
- Minimum of 5 years' commercial construction Superintendent experience
- Strong understanding of construction methods, scheduling, and blueprint reading
- Strong problem solving, organization, and communication skills
- Demonstrated leadership ability
- Experience in working multiple discipline projects
- Proficient in Microsoft Office
- Must be willing to work in or travel to other locations as needed and to be available as needed during non-traditional work hours
