Project Manager – Key Duties and Responsibilities
- Build and nurture strong relationships with clients, subcontractors, and suppliers.
- Administer and monitor quality assurance procedures at the construction site.
- Deliver projects on schedule and within budget, maintaining high standards for both self-performed and subcontracted work.
- Take an active role in or lead various project meetings including pre-bid, Owner/Architect/Contractor, coordination, leadership, subcontractor, scheduling, and progress meetings, in alignment with company protocols.
- Anticipate and resolve issues proactively to mitigate risks.
- Oversee field operations including planning, staffing, and supervision on-site.
- Confirm that Superintendents maintain an in-depth understanding of all project documentation including plans, specifications, contracts, purchase orders, RFIs, submittals, and ensure complete, accurate as-built documentation.
- Commit to continuous professional development through ongoing training and education.
- Drive on-time project delivery through scheduling, expediting procurement, managing materials, and coordinating submittal and approval timelines.
- Supervise subcontractors to ensure work meets quality and scope standards.
- Establish the preliminary project timeline and relay updates and sequencing changes to all vendors and subcontractors.
- Contribute to refining organizational workflows and best practices.
- Verify compliance with all insurance, safety, and labor regulations.
- Support the professional growth and development of junior team members.
- Create and manage the general conditions budget, leveraging labor reports to maintain budgetary control.
- Develop well-defined scopes of work to prevent scope drift.
- Ensure that Superintendents are tracking all relevant site reporting including daily logs, timesheets, payroll, deliveries, and incident reports.
- Design, implement, and enforce job-specific safety and quality programs that apply to all subcontracted work.
- Promote new business development and maintain relationships to expand the client and subcontractor base.
- This role requires the ability to regularly lift and carry items over 30 pounds.
- Ensure Superintendents establish and validate layout and control points used by all trades for construction accuracy.
- Confirm that Superintendents are creating, managing, and enforcing site logistics and temporary facility plans.
- Uphold and enforce rigorous safety protocols that align with or surpass company safety requirements.
- Prepare and submit monthly progress updates, payment requests, and detailed financial forecasts and reports.
- Ensure subcontractor construction methods align with project documentation and contract requirements.
- Oversee the Preconstruction phase from the first client meeting through to bid submission.
Required Experience:
- 5+ years in construction management, that can be as a PE, APM, or PM.
- Experience in commercial construction.
