Our client, a dynamic property development firm specialising in Residential projects with a GDV exceeding £430m in Manchester City Centre and other key UK Cities, is seeking a skilled Senior Project Manager to join their rapidly expanding Development team. This presents an exciting opportunity to contribute to the successful delivery of residential projects. The ideal candidate will be an accomplished Project Manager with a background in main contracting, poised to ensure the smooth execution of the development program.

Our client, a leading property development firm is dedicated to significantly growing their business through refurbishment and new build initiatives. The successful candidate will play a pivotal role in driving this growth, utilising their expertise in Project Management to deliver new projects on time, within budget, and to the highest quality standards.


Key Responsibilities:

·       Ensure timely delivery of projects by their contractor partners, meeting agreed budgets, delivery schedules, and quality benchmarks.

·       Act as the primary client representative once projects commence on-site, providing monthly reports on key project KPIs as defined by the Development Director. This includes delivery program updates, contract budget adherence, variations approval, and contingency usage.

·       Assist in selecting new Consultants and Contractors to support the development endeavours.

·       Ensure projects comply with the new Building Safety Act, Building Regulations, and planning requirements through the consultant/contractor team.

·       Ensure adherence to the company specification/brand standards in all new developments, overseeing their completion.

·       Establish required Quality Standards with Contractor partners for new projects, in alignment with relevant teams.

·       Offer guidance on emerging construction regulations and standards.

·       Contribute to bi-annual reviews of the brand standard documentation.

·       Provide advice to the Development team on buildability/logistics for potential new development opportunities.

·       Attend new project design meetings, offering construction and technical expertise to guide the Development team in feasibility studies.


Qualifications, Experience, and Skills:

·       Preferred construction qualification or membership of the CIOB.

·       Minimum of 10 years’ experience in a senior Project Manager role with a main Contractor/Developer, with a strong grasp of the Construction process.

·       Proven track record in project management for residential developments, particularly high-rise apartment blocks (new builds or refurbishments).

·       Thorough understanding and knowledge of the new Building Safety Act, Building Regulations, and compliance requirements for residential developments.

·       Experience in producing and monitoring key project KPIs, preparing reporting information for Directors.

·       Excellent communication skills and ability to work autonomously.

·       Capability to manage and prioritise multiple projects simultaneously.

·       Proficiency in Excel spreadsheets and project management reporting software/systems.


Salary and Benefits:

·       Full-time, permanent position, 40 hours per week.

·       Salary up to £80k, dependent on skills and experience.
