Assistant Property Manager

Our client is looking for an Assistant Property Manager supports the daily operations and financial management of a portfolio of properties while assisting the Property Manager with accounting, budgeting, leasing, tenant relations, vendor management, and administrative responsibilities.


Responsibilities

  • Support the day-to-day operations and management of assigned properties.
  • Manage vendor relationships, contracts, service requests, and performance.
  • Monitor tenant receivables, prepare delinquency notices, and assist with rent collection.
  • Conduct property inspections and coordinate repairs, maintenance, and tenant move-ins/move-outs.
  • Prepare lease abstracts, leases, amendments, assignments, and other tenant documentation.
  • Assist with annual budgets, operating expense reconciliations, monthly financial reporting, and variance analysis.
  • Maintain accurate rent rolls, stacking plans, rollover schedules, and property records.
  • Coordinate vendor bids, service contracts, invoices, and project scopes.
  • Prepare tenant and vendor correspondence and maintain professional relationships with clients, tenants, and vendors.
  • Conduct competitive property surveys and assist with market research and presentations.
  • Respond to tenant service requests and ensure timely resolution and follow-up.
  • Exercise sound judgment, identify issues, and keep the Real Estate Manager informed of important property matters.
  • Perform additional duties as needed to support property operations.


Qualifications

  • Bachelor’s degree or equivalent combination of education and experience.
  • 3+ years of experience in property/building management.
  • Strong knowledge of property operations, accounting, budgeting, leasing, and vendor management.
  • Proficiency with Microsoft Office, including Word and Excel.
  • Strong organizational, communication, problem-solving, and interpersonal skills.
  • Ability to manage multiple priorities in a fast-paced property management environment.
  • California Real Estate Broker or Salesperson License required.
