The Commercial Building Maintenance Technician performs repairs and preventive maintenance to keep RF Management's commercial and residential properties safe, clean, and in good working order.

Essential duties and responsibilities

Duties include, but are not limited to, the following.

Electrical

• Repair lighting and fixtures, including ballast removal and replacement.
• Replace switches, outlets, and other basic electrical components.

Plumbing

• Repair toilets, drains, faucets, and supply lines.
• Fix minor leaks and report water damage.
• Replace water heaters and repair related components.

Drywall

• Patch and finish damaged drywall to match surrounding surfaces.

Painting

• Prep and paint interior and exterior surfaces, including touch-ups.

HVAC (minor troubleshooting)

• Perform minor HVAC troubleshooting and routine upkeep, such as thermostat, filter, and drain issues.
• Escalate refrigerant and major repairs to the PM.

Building appearance and compliance

• Ensure building interiors and exteriors are clean, well-maintained, and free of code, fire, and safety violations.
• Correct or report issues found during routine walk-throughs and inspections.

General maintenance

• Complete work orders and preventive maintenance on schedule.
• Perform minor carpentry, door and lock repairs.
• Manage keys, rekeying, and building access control.
• Prepare vacant suites for new tenants.
• Perform grounds work, such as upkeep and parking lot maintenance.
• Oversee outside contractors and vendors.
• Track parts and supplies inventory and purchase materials within budget.
• Assist the property manager with inspections, tenant requests, and special projects as needed.
• Participate in after-hours emergencies (as needed).
• Communicate professionally with tenants, vendors, and management.
• Perform other related duties as assigned.

Qualifications

Required

• High school diploma or GED.
• 2+ years of commercial building maintenance experience.
• Basic working knowledge of electrical, plumbing, drywall, painting, and HVAC.
• Comfortable using computers, email, spreadsheets (Excel or Google Sheets), and work-order software (AppFolio).
• Valid driver's license; must pass a background check and drug screen.

Preferred

• Trade-school training or maintenance certifications (such as CMT, EPA 608, or OSHA 10).
• Experience with work-order software.

• Customer service skills.

Physical requirements and work environment

This is an active, hands-on role, mostly indoors with some outdoor work.

• Stand, bend, kneel, and climb ladders for extended periods.
• Lift up to 50 lbs.
• Work around dust, paint fumes, and varying temperatures.

Schedule, compensation, and benefits

• Schedule: Monday–Friday, with rotating on-call and occasional evening or weekend work.
• Pay: $20-28 USD per hour, based on experience.
