Position Summary

The Property Maintenance Technician is responsible for maintaining, repairing, and improving a portfolio of

commercial properties. This hands-on position performs building maintenance, coordinates service vendors

and contractors, responds to tenant requests, conducts inspections, and assists with repair and

improvement projects.

The position works with the Commercial Property Manager and Vice President of Real Estate to support

operations and maintain safe, functional, and attractive facilities.

Responsibilities

 Perform routine maintenance, troubleshooting, and repairs on building systems and facility

equipment.

 Diagnose and address electrical, plumbing, HVAC, mechanical, and general maintenance issues.

 Complete preventative maintenance activities and scheduled inspections.

 Respond to maintenance requests and facility emergencies.

 Inspect buildings, parking lots, landscaping, exterior lighting, and common areas to identify

maintenance and repair needs.

 Coordinate landscape, snow removal, parking lot, and other exterior maintenance services.

 Schedule and oversee vendors and contractors performing repairs, maintenance, and specialty

services.

 Assist with small construction, renovation, repair, and tenant improvement projects, including

obtaining bids, scheduling contractors, and monitoring completion.

 Serve as a maintenance contact for tenants and coordinate resolution of maintenance-related

issues.

 Maintain maintenance records, inspection reports, vendor documentation, and project files.

 Assist with equipment installations, facility improvements, and space modifications.

 Follow company safety policies and applicable building and life-safety requirements.

Qualifications

 Three to five years of maintenance, facilities, construction, or commercial property experience.

 Working knowledge of HVAC, electrical, plumbing, mechanical, and general building maintenance

systems.

 Ability to troubleshoot and complete a variety of repairs.

 Experience coordinating contractors and service providers preferred.

 Ability to communicate effectively with tenants, vendors, contractors, and company personnel.

 Basic computer skills and experience maintaining work orders or maintenance records.

 Ability to lift up to 50 pounds and perform physical tasks, including climbing ladders, bending,

walking, and standing for extended periods.

 Valid driver's license and ability to travel using company vehicles to properties.

Preferred Experience

 Commercial office, industrial, warehouse, or multi-tenant property maintenance.

 Preventative maintenance programs.

 Basic construction and project coordination experience.
