THE CLIENT

Our client is a growing real estate developer and general contractor based in Surrey, BC. They manage the full project lifecycle from land acquisition and development through to construction and delivery. With several active and upcoming projects, they are looking for an Intermediate Accountant to join their in-office team and provide accurate, reliable accounting support across their operations.

 

Position Overview

Reporting directly to senior management, the Intermediate Accountant will be responsible for the day-to-day accounting functions related to the company’s construction projects and real estate operations. The Intermediate Accountant will focus heavily on accounts payable, payment scheduling, and bank reconciliations, while also supporting broader financial management activities such as cash flow monitoring, draw requests, and ad hoc reporting.

 

The ideal Intermediate Accountant candidate will be detail-oriented, self-sufficient, and experienced in the construction industry, comfortable handling high volumes of invoices and coordinating with contractors, suppliers, and financial institutions.

Key Responsibilities

  • Process, verify, and code 100–150 invoices per month during peak construction periods.
  • Manage payment schedules and ensure timely payments to contractors and suppliers.
  • Track holdbacks and manage payment draws in alignment with bank funding schedules.
  • Communicate with contractors’ accounting departments regarding payments and documentation.
  • Maintain up-to-date and accurate project cost records.
  • Manage bank reconciliations, deposits, and incoming funds from lenders or draws.
  • Monitor and report on project cash flows, ensuring sufficient funds for project needs.
  • Prepare and maintain draw packages for bank submissions.
  • Perform data entry and maintain the accuracy of financial records in QuickBooks Online.
  • Assist with reconciliations, GST filings, and support external audits (e.g., GST audits).
  • Prepare ad hoc financial reports and analysis as requested.
  • Support management with other accounting or administrative duties as needed.

 

Qualifications & Experience

  • Diploma or degree in Accounting, Finance, or a related field.
  • 3–5 years of full-cycle accounting experience, ideally within construction or real estate development.
  • Proficient in QuickBooks Online and Microsoft Excel.
  • Strong understanding of construction payment processes, holdbacks, and draw schedules.
  • Highly accurate and detail-oriented with strong organizational skills.
  • Self-sufficient and able to work independently in a small office environment.
  • Strong communication and problem-solving abilities.
