About the Opportunity

We are partnering with a leading AI technology company experiencing significant growth in its global infrastructure operations. We are seeking a Performance Coordinator, Data Center Projects to support large-scale data center construction initiatives, with a focus on financial oversight, contractor accountability, and project acceleration.

This role sits at the intersection of construction finance, commercial operations, and project performance. The ideal candidate will help ensure that additional capital invested in accelerating data center development translates into measurable improvements in construction timelines, contractor execution, and project delivery.

Key Responsibilities

• Financial Oversight: Track and reconcile construction funding across developers, landlords, general contractors, and subcontractors, ensuring accurate allocation and accountability.
• Contractor Performance: Monitor construction schedules, milestone completion, contractor deliverables, and incentive-based payments.
• Contract Analysis: Review construction agreements, change orders, liquidated damages, payment terms, and commercial obligations to identify financial risks and opportunities.
• Performance Reporting: Develop project scorecards, dashboards, and financial reporting to measure contractor performance and construction progress.
• Capital Optimization: Evaluate where incremental funding can accelerate construction timelines and deliver the greatest operational impact.
• Commercial Coordination: Support monthly financial reconciliations, stakeholder discussions, and commercial negotiations with development and construction partners.

Ideal Qualifications

• Experience in construction asset management, project controls, development finance, construction monitoring, or owner's representation.
• Strong understanding of construction contracts, project budgets, payment schedules, and contractor performance management.
• Experience tracking capital expenditures, financial commitments, change orders, and construction milestones.
• Advanced analytical skills, including Excel-based financial modeling, reporting, and performance scorecards.
• Ability to work cross-functionally with finance, real estate development, construction, and commercial teams.
• Experience with large-scale capital projects, mission-critical facilities, or data center development is highly desirable.
• Strong communication skills with the ability to translate financial and operational data into actionable recommendations.
