JOB DESCRIPTION
We are seeking a detail-oriented, proactive Estimator to join our Preconstruction department. In this role, you will be responsible for improving the accuracy, speed, and reliability of estimates while strengthening subcontractor relationships and bid processes. This is a hands-on position where you will gather, calculate, and compile data for conceptual and bid proposal estimates under general supervision.
This is a critical role for an operator who is comfortable navigating complex specifications and plans to prepare both commercial interior and new construction budgets. The position reports directly to the Director of Preconstruction and works in close partnership with Operations and Field Supervisors.
ESSENTIAL JOB FUNCTIONS
● Scope Verification: Verify Scopes of Work from subcontractors and format Bids to fulfill all RFP requirements.
● Detailed Takeoffs: Lead drawings review and perform detailed scope and takeoff of construction documents.
● Bid Management: Review bid documents, create histories of Prebid RFIs, and level subcontractor bid proposals.
● Budget Preparation: Prepare accurate commercial interior construction budgets and new construction budgets.
● Subcontractor Coordination: Analyze drawings to create subcontractor lists and transmit RFPs via phone and email to ensure an adequate number of bids are received.
● Market Intelligence: Maintain current, accurate information on prices from suppliers and contractors through direct contact and price lists.
● Technical Research: Research material specifications, pricing, and building code requirements per jurisdiction.
● Project Handoff: Participate in the handoff of projects upon award and follow up with the Project Team post-handoff.
● Field Observation: Attend and report findings from pre-bid walkthroughs to ensure estimate accuracy.
● Relationship Development: Actively develop and manage subcontractor relationships to improve engagement and workflow reliability.
REQUIRED QUALIFICATIONS
● Education: Four-year degree in Construction Management, Engineering, or a similar field.
● Experience: 3–4+ years of experience in a preconstruction or estimating role.
● Technical Proficiency: Prior experience with Bluebeam and MS Office is essential.
● Core Competencies: Strong math skills and the ability to navigate complex specifications and plans.
● Construction Knowledge: Deep understanding of interior construction and latest building codes.
● Communication: Excellent written and verbal communication skills to manage RFPs and subcontractor follow-ups.
PREFERRED QUALIFICATIONS
● Market Exposure: Prior experience or knowledge of the DMV (District of Columbia, Maryland, Virginia) construction market.
● Versatility: Experience supporting multiple diverse areas of construction.
● Tech Savvy: Advanced proficiency in various estimating tools and construction management platforms.

● Base Salary: $95k / year
