Job Title: Intermediate Property Accountant

Location: North York, ON (Fully On-site)

Type: Permanent

Salary: $70,000 – $85,000 annually + up to 10% bonus


We are partnered with a premier GTA-based Real Estate Developer specializing in commercial and development projects. Known for their "builder-first" mentality and deep-rooted stability, the firm is expanding its commercial portfolio with several new developments currently underway. They are seeking a Property Accountant to take on a reporting-focused role within their North York office.


This role is designed for an experienced property accounting professional who is ready to transition from heavy bookkeeping into a more analytical, reporting-centric position. Reporting to the Controller and Assistant Controller, you will manage a complex portfolio of commercial properties while assisting in the oversight of junior staff.


Key Responsibilities:

  • Financial Reporting: Lead the monthly and quarterly reporting cycle for a portfolio of 10–12 commercial properties (approx. 60% of the role is focused on reporting).
  • TMI Reconciliations: Assist with and prepare Operating Expense (TMI) reconciliations and adjustments.
  • Portfolio Oversight: Handle full-cycle accounting for more complex properties, including those with higher tenant volumes and intricate lease structures.
  • Review & Mentorship: Review batches and entries from Junior Accountants to ensure accuracy and compliance with internal controls.
  • Government Remittances: Manage monthly HST filings and ensure all property-related tax compliance is met.
  • Audit Coordination: Prepare year-end working papers and provide supporting documentation for external auditors and tenant inquiries.
  • Treasury & Cash Flow: Manage bank accounts, liquidity, and cash flow forecasting for your assigned portfolio.
  • Process Improvement: Identify opportunities to further automate Excel-based reporting and streamline month-end close cycles.


Requirements:

  • Degree or Diploma in Accounting or a related field.
  • 2+ years of experience specifically within Commercial Property Accounting.
  • Proven experience in financial reporting and a solid understanding of TMI (Taxes, Maintenance, and Insurance) reconciliations.
  • Proficiency in Yardi Voyager is highly preferred.
  • Intermediate to Advanced Excel skills.
  • Strong "ownership" mentality with the ability to work independently and question discrepancies.
  • Asset: CPA designation or active enrollment in the CPA Professional Education Program (PEP).
