PROJECT MANAGER


LOCATION: Portland, OR

SALARY: $120,000–$135,000 DOE + $800/month vehicle allowance

JOB TYPE: Full-Time


ABOUT THE OPPORTUNITY


HireIQ Solutions is leading the search for a Project Manager on behalf of a well-established mechanical contracting firm in the Pacific Northwest. This role will focus on managing commercial mechanical construction projects in the Portland market, with an initial emphasis on higher education, healthcare, and public sector work. The Project Manager will be responsible for overseeing projects from pre-construction through close-out, working closely with field teams, subcontractors, and general contractors to ensure successful project delivery. The majority of time in this role will be spent on active job sites, supporting field operations and maintaining strong communication across project stakeholders.


KEY RESPONSIBILITIES


• Plan, coordinate, and manage mechanical construction projects from start to finish

• Review construction drawings, specifications, and contracts to support project execution

• Prepare and manage cost control, project budgets, and expense reporting

• Track project schedules, milestones, and overall job progress

• Develop and manage change orders, estimates, and project documentation

• Prepare monthly billings, projections, and reporting documentation

• Draft and manage subcontracts, purchase orders, and field correspondence

• Oversee submittals, operations and maintenance manuals, air balance logs, and as-builts

• Build and maintain strong relationships with clients, field teams, subcontractors, and suppliers

• Provide consistent and proactive communication regarding project status, risks, and updates

• Ensure adherence to company safety standards and jobsite best practices

• Support coordination between field operations, project management, and internal teams

• Lead project close-out activities and documentation


QUALIFICATIONS


• 3+ years of Project Management experience within a mechanical contracting company

• Experience managing commercial projects, including higher education, healthcare, or public work

• Strong understanding of mechanical systems and construction processes

• Ability to read and interpret construction drawings, specifications, contracts, and estimates

• Proven track record of successfully delivering projects and maintaining client relationships

• Experience managing projects ranging from approximately $100,000 to $2,000,000+

• Proficiency with Microsoft Office Suite, Bluebeam, and project management tools

• Strong organizational, problem-solving, and communication skills

• Ability to operate effectively both independently and as part of a team

• Valid driver’s license and clean driving record required


WORK ENVIRONMENT


• Primarily field-based role with the majority of time spent on active job sites

• New HQ facility in the Portland, Oregon
