  • Develop, review, approve, and implement project budgets, schedules, and contract bid documents.
  • Provide direction for budgeting, estimating, purchasing, engineering, accounting, costs, and construction functions as they relate to project completion.
  • Maintain knowledge of all project plans, specifications, owner contracts, subcontracts, purchase orders, daily correspondence, drawings, submittals, and all other project-related documents.
  • Develop and monitor project schedules, budgets, and invoicing.
  • Ensure the project team has a working understanding of general contract and subcontract requirements.
  • Review projects in-depth to identify any conflicts or problems that may arise during scheduling.
  • Oversee job site administration of documentation, drawings, and specifications.
  • Coordinate and assist with estimating to ensure the bid process is completed efficiently.
  • Partner with the project Superintendent to ensure the job site is managed properly and efficiently.
  • Oversee communication and documentation of the project with the client.
  • Proactively review and correct submittals to maintain the project schedule.
  • Initiate, establish, and maintain relationships with clients, architects, engineers, subcontractors, and local industry contacts (landlords, local business owners, etc.) to address issues and concerns.
  • Review and approve subcontractor and vendor payment applications and miscellaneous invoices.
  • Negotiate, prepare, issue, and execute change orders to clients, design teams, and subcontractors. Prepare revisions to the original budget based on changes to the scope of work.
  • Lead and participate in regularly scheduled project team status meetings.
  • Ensure timely and accurate billings and accounts receivable.
  • Ensure timely project completion through effective scheduling and timely material and document submittals and approvals.
  • Ensure the timely closeout of projects upon completion.


Qualifications and Experience

  • A minimum of five (5) years of experience in commercial construction as a Project Manager, Construction Manager, Superintendent, or related position.
  • Strong track record and experience in leading construction projects from inception to completion.
  • Proven ability to manage fast-paced, time-sensitive projects.
  • Ability to read and interpret documents such as safety rules, blueprints, operating and maintenance instructions, and procedure manuals.
  • Ability to identify and resolve discrepancies effectively and efficiently.
  • Excellent written, verbal communication, and time management skills.
  • Strong communication skills with Superintendents, Subcontractors, and Owners.
  • Associate’s or bachelor’s degree preferred but not required.
