Are you an experienced Project Manager with structural / steel & concrete project experience and want to make more money and work in a non-micromanagement environment? Our client has an average tenure of 17+ years for field and office roles and they provide a full scope of Commercial, Industrial, and Heavy Civil construction services. Headquartered in Richmond, Virginia, with multiple locations to serve the Mid-Atlantic and Southeast regions of the United States they are looking for a dynamic Project Manager to run jobs in the Richmond area. The Project Manager is responsible for the overall execution, direction, financials, schedule, critical success factors, client satisfaction, safety, and risk identification/mitigation of assigned projects. They support the pre-construction and construction efforts of projects by providing technical and managerial expertise and ensure the resolution of any problems or concerns throughout the life of a project.


Responsibilities:

  • Responsible for full project ownership including, but not limited to:
  • Coordinate all activities with the Superintendent and project team
  • Key point of contact with project owners, subcontractors, architects, engineers, city and county officials, and clients
  • Negotiate contracts with external vendors and subcontractors to reach profitable agreements
  • Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
  • Plan all construction operations and schedule intermediate phases to ensure deadlines will be met
  • Hire contractors and other staff and allocate responsibilities
  • Ensure adherence to all health and safety standards and report issues
  • Prepare the project construction schedule in conjunction with the Superintendent and required subcontractor input.
  • Coordinate the intent and implementation of the final project budget Issue all subcontracts Prepare a master submittal schedule and submittal log.
  • Schedule and conduct regular owner and subcontractor coordination and preconstruction meetings.
  • Receive, review, document, and administrate the resolution to all project specific issues.
  • Receive, review and process all subcontractor Requests for Information (RFI) and Requests for Proposal
  • (RFP) forms.
  • Prepare, distribute and acquire approval of all Owner Change Order Requests.
  • Prepare and distribute all subcontractor Change Orders and associated budget revisions.
  • Prepare and distribute the monthly Owner Applications for payment.
  • Comfortable managing multiple projects at varying stages within a lifecycle.
  • We are looking for a flexible, detail-oriented team player with the ability to manage multiple tasks, produce quality work, and consistently meet deadlines.


Education:

B.S. in Civil Engineering, Construction Management, related major, or equivalent is highly desirable, but not required. Must have experience in Microsoft Office, with preferred experience in construction management software. We are looking for career-oriented candidates that want to grow with us.


Experience:

  • Project management: 5 years (Preferred)
  • Commercial Construction: 5-10 years (Preferred)
  • General Contractor: 5 years (Preferred)
  • Extensive experience and knowledge of Construction estimating, means and methods, accounting, document administration, and a thorough understanding of industry practices.
  • Familiarity with construction management software
  • Strong leadership qualities
  • Strong negotiation skills
  • Deadline and detail-oriented

 

 

Candidates with Heavy Civil, Industrial, Water/Wastewater experience are encouraged to apply
