About the Role
A growing regional construction management company is seeking a Senior Preconstruction Manager to join their team. This role is responsible for leading the entire preconstruction process from project inception through contract execution, coordinating with clients, design partners, subcontractors, and the internal project team to establish schedules, timelines, budgets, and final contract specifications across a diverse portfolio including adaptive reuse, historic preservation, renovations, and new construction.
Key Responsibilities
- Lead the preconstruction process end-to-end, from project inception through contract execution.
- Establish the preconstruction schedule, agreement, and fee structure, and execute with the owner.
- Participate in and lead design meetings; record and distribute design meeting minutes when responsible.
- Assist in presenting budgets internally to Project Managers, Project Executives, and Vice Presidents, and lead external budget presentations with owners and/or design teams.
- Manage and administer internal team meetings to review project status updates, and keep CRM software current with project status and metrics.
- Consult on and issue preconstruction RFIs to owners and/or architects; review documents against the design phase checklist as projects progress from conceptual through schematic design.
- Draft and maintain the preconstruction schedule in line with client delivery expectations.
- Lead project kickoff meetings with owners, architects, and consultants to establish schedule, roles/responsibilities, and project goals.
- Support the transition from preconstruction to construction phases.
- Direct the daily work of Estimators and Preconstruction Managers.
- Monitor budget deliverables, timelines, and expenses against preconstruction agreement commitments.
Qualifications
- 10+ years of preconstruction management experience with a general contractor.
- BS degree in Construction Management or a related field preferred.
- Strong track record leading preconstruction on complex, multi-phase projects.
- Comfortable managing relationships up, down, and externally — with ownership, executive leadership, design teams, and clients alike.
- Excellent organizational skills and ability to multi-task and prioritize in a fast-paced environment.
- Proficiency with CRM and preconstruction/estimating software tools.
- Strong communication and presentation skills, with experience presenting budgets to both internal leadership and external owners/design teams.
