Construction Manager – North Carolina


Location: North Carolina

Salary Range: $145,000 – $165,000

Employment Type: Full-Time, Exempt


Invoke Staffing is partnering with a national commercial developer and contractor to hire an experienced Construction Manager to oversee design development and construction activities across a variety of commercial and industrial projects. This individual will play a key leadership role managing General Contractors (GCs), coordinating design teams, and ensuring project delivery meets schedule, budget, and quality expectations.


Projects include retail, industrial, data centers, senior housing, and multifamily developments.



Key Responsibilities


Pre-Construction


  • Select and direct all project consultants.
  • Lead design and Design-Build efforts to achieve coordinated, timely documents and budgets.
  • Review construction documents for completeness, coordination, and constructability.
  • Lead GC bidding and selection processes.
  • Oversee GC budget development (Schematic, DD, and Final GMP).
  • Evaluate and control construction costs throughout the project lifecycle.
  • Manage and track project permit applications until approval.
  • Identify, evaluate, and communicate project risks to the project team.


Construction


  • Oversee document control and tracking processes.
  • Attend Owner/Architect/Contractor (OAC) meetings and drive issue resolution.
  • Coordinate with architects and contractors to resolve design issues.
  • Manage and update project logs including Submittals, RFIs, ASIs, and PCOs.
  • Select and manage service providers and third-party inspectors.
  • Monitor GC schedules and quality control to ensure compliance with project standards.
  • Review and approve contractor pay applications and change orders.
  • Manage project closeout, including punch lists, lien releases, O&M/Warranty documentation, and retention disbursement.



Qualifications


  • Minimum of 10 years of construction project management experience.
  • Bachelor’s degree in Construction Management or Civil Engineering (or equivalent experience).
  • Strong understanding of construction documents, drawings, specifications, budgets, and current construction practices.
  • Proven ability to identify constructability issues and develop proactive solutions.
  • Strong negotiation and consensus-building skills.
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook, Project).
  • Excellent written and verbal communication with a strong attention to detail.
