Lead Estimator / Preconstruction Manager (Custom Residential)

About the Opportunity

Invoke Staffing is partnering with one of the leading high-end luxury custom home builder in the Raleigh-Durham market to identify a Lead Estimator / Preconstruction Manager. This is a key leadership role responsible for driving the full preconstruction phase on custom homes over $3M and large-scale renovations (>$1M)

This is a hands-on, client-facing position where you’ll take projects from early concept through fully estimated, permitted, and construction-ready.

What You’ll Do

• Lead the end-to-end preconstruction process for custom homes and major renovations
• Develop detailed, accurate estimates aligned with design intent and constructability
• Prepare scopes, specifications, and bid packages for subcontractors and suppliers
• Manage bid distribution and ensure full scope coverage across all trades
• Collaborate with project management and purchasing to align budgets with execution
• Guide clients through design decisions, allowances, and cost tradeoffs
• Participate in client meetings and present preconstruction deliverables professionally
• Oversee the permitting process, coordinating with architects, engineers, and municipalities
• Ensure projects are fully documented and ready for construction start
• Maintain and improve estimating systems, templates, and workflows
• Support implementation and organization of documentation in cloud-based systems

What We’re Looking For

• 3+ years of residential construction experience (custom home experience preferred)
• Strong estimating background on complex residential projects
• Deep understanding of construction methods, sequencing, and trade coordination
• Experience navigating permitting and municipal processes
• Strong communication skills with the ability to work directly with homeowners
• Detail-oriented, organized, and process-driven
