Job Title: Project Coordinator

Company Profile: Privately owned residential developer builder

Location: West Palm Beach, FL

Role Summary: Partner with the owner of the company to run the project management operations for their high end spec home builds. Typically building homes from $2 - 5 million in size.

Compensation: $75 - 115k base + bonuses & 401k

Target Start Date: June 2026


We're a boutique developer & builder of high end residential homes in the West Palm Beach and surrounding market. We manage the entire process of acquiring the land/previous home, handle all of the construction oversight & then sell the home at the end of the process.


In the past 10 years, we've sold more than 150 homes in the north end of Palm Beach County and currently operating between 8 - 12 projects at a time.


This role will partner directly with the company owner & field Superintendents to make sure the projects are going smoothly.


Responsibilities


  • Set up utility accounts for new builds and get various utilities hooked up on-site coordinating with Construction Manager and utility companies
  • Perform takeoffs for materials such as electrical fixtures, plumbing fixtures, tile, carpet, window casing, floor casing, window sills, baseboard, crown molding, decorative accent walls, shutters, etc.
  • Update budgets for change orders or cost discrepancies
  • Track monthly costs to date and update estimated remaining costs
  • Compile and organize all spec sheets and finishes based on selections. Make them presentable to potential buyers as well as clear for the construction team utilizing third party vendors where necessary
  • Provide specs and finishes to Construction Manager
  • Prepare allowance sheets for each finish category where applicable to be shared with potential buyers
  • Coordinate with the Construction Manager, vendors and suppliers to set up delivery of materials and appliances
  • Track extra materials, incorrect items, broken or defective items in collaboration with Construction Manager and ensure we get credit for returned items
  • Meet vendors on-site occasionally
  • Document progress with photos and notes for sharing on social media
  • Set up final cleaning, staging, photos, and finishing steps for completion
  • Prepare warranty paperwork received from vendors and Construction Manager and create warranty package to give to buyer
  • Add important dates or milestones to the shared calendar
  • Communicate with listing agent, buyer’s agent and title company on project timelines
  • Purchase closing gift and create package for buyers
  • Attend buyer home inspections or pre-listing inspections
  • Formulate punch lists based on inspection reports
  • Coordinate completion of punch-list with Construction Manager and facilitate items with manufacturers or suppliers as needed
  • Handle warranty inquiries with subcontractors and homeowners
  • Involve the Construction Manager when necessary
  • Maintain records of warranty inquiries and solutions


Qualifications


  • 3+ years of construction experience
  • If experienced in high end or residential construction is a nice plus
  • Local to the West Palm Beach or surrounding market (if relocating to the market - that's good too)
  • Technologically savvy (using BuilderTrend for software)


Compensation & Benefits


  • Base $75 - 115k dependent on candidate experience level
