Project Executive


We build quality, community-oriented rental homes that create meaningful relationships and extraordinary places. As Project Executive you will turn investment theses into completed multifamily and build-to-rent communities that residents love and that meet our green-building standards. Your decisions on schedule, cost, quality, and stakeholder alignment directly determine whether we deliver places that last.


Performance Objectives


  • Deliver two to three multifamily or build-to-rent projects (typically $80M–$250M each) on schedule and within 3% of approved budget, achieving targeted LEED, NGBS, or equivalent certifications.
  • Lead integrated teams of development, construction, design, and operations professionals so that punch-list items at certificate of occupancy stay under 0.5% of contract value and first-year resident satisfaction scores exceed 85%.
  • Secure and manage all entitlements, permits, and third-party approvals so groundbreaking occurs within 90 days of land close on 90% of assigned deals.
  • Identify and implement value-engineering and procurement strategies that recapture at least 2% of hard costs without compromising durability or resident experience.
  • Establish and report monthly earned-value, risk, and cash-flow metrics that give Investment Management and Asset Management full visibility and enable course corrections before variance exceeds 2%.
  • Mentor two to three Project Managers so they independently run $50M+ phases within 18 months, expanding our bench for national growth.

Environment & Resources


You report to the Regional Managing Director and work alongside a dedicated development, construction, and capital-markets team. You will have authority over project-level budgets, access to national vendor contracts, Procore, and in-house sustainability specialists. Corporate legal, finance, and investment-management support is available for every close and recapitalization.


Essential Qualifications


  • 10+ years delivering multifamily or similar residential communities, including at least three projects over $100M from entitlement through stabilization.
  • Proven record of finishing projects on time and within 5% of budget while meeting third-party green-building certifications.
  • Ability to lead cross-functional teams of 15–40 people and hold contractors, architects, and municipalities accountable to committed dates.
  • Hands-on experience with municipal entitlement processes, GMP or CM-at-risk contracts, and owner-controlled insurance programs.
  • Comfort presenting monthly performance and risk packages to internal investment committees and external capital partners.
