Project Manager (Commercial Roofing)

The Externals Group are partnering with a fast-growing commercial remodeling and roofing contractor with a strong presence across Central Indiana. Known for quality craftsmanship, operational excellence, and long-term customer relationships, this company is expanding its commercial division and seeking an experienced Project Manager to support continued growth.

The Role:

As a Commercial Construction Project Manager, you will play a key role in developing and overseeing the commercial division. You’ll ensure exterior remodel and commercial roofing projects are delivered safely, efficiently, on schedule, and within budget. This role is ideal for someone who thrives on logistics, planning, and coordinating complex projects from pre-construction through closeout.

A Day in the Life:

• Partner with sales teams and field staff to ensure projects are completed on time and on budget.
• Build production schedules and coordinate materials, subcontractors, and field crews.
• Develop final material lists, work orders, and project budgets.
• Manage, document, and process all change orders accurately.
• Work closely with finance to ensure timely progress billing and job forecasting.
• Communicate directly with customers or their representatives to set expectations around timelines, deliveries, and field coordination.
• Assign tasks and support the project operations team, including superintendents and technicians.
• Attend project and contractor meetings as required.
• Assist with bidding, subcontractor selection, and procurement activities.
• Draft subcontractor agreements, purchase orders, and solicit bids.
• Oversee safety, quality control, scheduling, and budget compliance.
• Review vendor and subcontractor invoices for accuracy to maintain profitability.
• Conduct regular site visits with superintendents and monitor construction progress.
• Manage project documentation and ensure CRM updates, photos, and milestones are completed.
• Coordinate with municipalities regarding permits, inspections, and compliance.
• Build strong working relationships with internal teams, clients, subcontractors, and vendors.
• Ensure adherence to company policies, installation standards, and safety programs.
• Travel within Indiana, including occasional overnight stays.

What You’ll Bring:

• 3+ years’ experience in commercial construction project management.
• Experience managing large-scale roofing and siding contracts.
• Degree in construction-related field or equivalent hands-on experience.
• Strong leadership skills with the ability to manage direct reports.
• Familiarity with construction CRM systems, project management tools, and accounting software.
• Excellent organizational and time-management abilities.
• Strong problem-solving skills and a proactive, self-starting work style.
• Ability to climb ladders and work at heights when required.
• Proficiency with Microsoft Excel, Word, and Outlook.
• Valid driver’s license and reliable transportation.
• Flexibility during peak season and comfort managing multiple priorities.
• Excellent communication and interpersonal skills with the ability to build strong relationships across teams and partners.
