POSITION OVERVIEW:
We are seeking a preconstruction professional responsible for overseeing the full lifecycle of preconstruction services—from conceptual budgeting through project turnover to operations. This role combines advanced estimating expertise, departmental leadership, client engagement, risk management, and strategic planning. This position ensures that projects are competitively positioned, accurately budgeted, strategically structured, and aligned with our long-term business objectives while working with team members and driving continuous improvement.
Key Responsibilities
- Strategic Preconstruction Leadership
- Lead and continuously improve the preconstruction department, incorporating LEAN initiatives and best practices.
- Oversee conceptual, schematic, design development, and final construction document estimates.
- Develop department standards, ensure Standard Operating Procedure (SOP) alignment, and implement technology improvements.
- Partner with the Director of Preconstruction Services in strategic planning and business objectives.
- Mentor and manage estimators and preconstruction team members.
- Advanced Estimating and Cost Management
- Prepare and oversee detailed cost estimates including labor, materials, equipment, utilities, and subcontractor costs.
- Provide in-depth cost analysis and articulate cost drivers and risk factors.
- Conduct constructability reviews and generate value engineering solutions.
- Develop feasibility studies and maintain historical cost databases.
- Review and qualify subcontractor proposals and ensure complete bid coverage.
- Bid and Procurement Process Oversight
- Manage the full bid process from document distribution through bid day execution.
- Draft bid invitations, trade packages, and instructions to bidders.
- Organize pre-bid meetings and manage RFIs and addenda.
- Lead scope review meetings and project turnover meetings.
- Draft Letters of Intent (LOIs) and Owner Preconstruction Agreements.
- Preconstruction Meetings and Coordination
- Able to lead preconstruction projects with owners and design teams, leading meetings and schedules.
- Coordinate projects with various team members and stakeholders across multiple disciplines, including civil, landscaping, interior design, architecture, and MEP.
- Scheduling and Risk Management
- Develop master preconstruction schedules and milestone construction schedules.
- Identify cost, schedule, and constructability risks and develop mitigation strategies.
- Formulate contingency plans to manage risk exposure.
- Client and Business Development Partnership
- Collaborate with Business Development and Marketing on RFQ/RFP responses and presentations.
- Participate in client interviews and proposal strategy sessions.
- Provide strategic recommendations regarding fee structure and competitive positioning.
- Strengthen client relationships and participate in networking events.
- Subcontractor and Market Development
- Expand and maintain subcontractor databases and lead prequalification efforts.
- Develop and strengthen subcontractor partnerships.
- Monitor market conditions, pricing trends, and trade capacity.
- Technology and Process Improvement
- Manage estimating software platforms and data integrity.
- Implement and train team members on new technology tools.
- Update and maintain bid package templates and estimating systems.
- General Expectations
- Understand contribution to achieving the five-year strategic plan and the annual plan.
- Understand and operate under company SOPs at all times.
- Perform other duties as assigned.
Skills & Experience
- A Bachelor’s degree in Construction Management, Engineering, or a related field (or equivalent experience).
- 5+ years of progressive experience in estimating and preconstruction leadership.
- Advanced proficiency in construction estimating software and Excel.
- Strong knowledge of construction methods, materials, systems, and sequencing.
- Demonstrated leadership and mentoring experience.
- Strong analytical, communication, and negotiation skills.
- Relevant industry certifications such as Certified Professional Estimator (CPE).
