Job Title: Luxury Home Project Manager

Position Summary

The Luxury Home Project Manager is responsible for leading high-end residential construction projects from planning through completion. This role oversees project execution, quality, scheduling, budgeting, and overall delivery to ensure each project meets the highest standards of craftsmanship, safety, and client satisfaction. The Project Manager works closely with designers, architects, subcontractors, and clients to deliver exceptional residential homes on time and within budget.

Essential Functions

  • Coordinate subcontractors, project schedules, budgets, compliance requirements, and staffing to ensure successful project delivery.
  • Champion job site safety standards and promote a strong safety culture across all project teams and partners.
  • Collaborate with architects, designers, consultants, and field teams on constructability and execution challenges.
  • Represent the organization in a professional and client-focused manner at all times.

Key Responsibilities

Contracts & Scope Management

  • Work with clients and development teams to define project scope, timelines, and expectations.
  • Prepare detailed scopes of work and bid packages for subcontractors.
  • Coordinate and attend subcontractor site visits.
  • Review subcontractor proposals for accuracy, completeness, and alignment with project requirements.
  • Manage subcontractor selection, contract negotiations, and purchase order issuance.

Schedule Management

  • Lead and manage client and interior designer selection timelines.
  • Develop, track, and adjust construction schedules to account for weather, delays, and site conditions.
  • Coordinate schedules with subcontractors, vendors, and suppliers to maintain project flow.

Budget Management

  • Review design selections to ensure they align with approved budgets and are constructible.
  • Manage change orders and budget adjustments.
  • Oversee invoice coding and payment approvals based on subcontractor progress and contracted schedules.

Construction Oversight

  • Ensure work complies with approved drawings, designs, and client selections.
  • Conduct regular job site visits to monitor progress, quality, safety, and cleanliness.
  • Supervise field staff and subcontractors while determining labor needs.
  • Order and manage materials and supplies for construction activities.
  • Enforce OSHA and job site safety standards and participate in regular safety meetings.

Client Management

  • Lead weekly client meetings and provide detailed project updates and meeting documentation.
  • Provide short-term look-ahead schedules to keep clients and subcontractors informed.
  • Communicate plans, timelines, and contract terms clearly and professionally.
  • Deliver ongoing updates on project status, budget, and timelines.

Qualifications

Required Education & Experience

  • At least 2 years of experience as an Assistant Project Manager or current experience as a Commercial or Residential Project Manager.
  • Associate degree in construction management, engineering, business, or a related field (or equivalent experience).
  • Strong proficiency with construction management software (e.g., Procore, PlanGrid, Bluebeam) and Microsoft Office Suite.
  • Solid knowledge of construction best practices, methods, and regulations.
