Estimator
As Estimator you turn drawings and specs into winning, profitable bids that let our crews deliver on time and on budget. Every accurate takeoff you produce protects margin, wins work, and keeps owners, GCs, and residents moving in faster.
Performance Objectives
- Produce complete, defensible flooring estimates (carpet, LVT, tile, and related finishes) for 8–12 multi-family projects per month with bid-day accuracy within 2 % of awarded cost.
- Win or place in the top two on at least 35 % of submitted bids by delivering clear scope, value-engineering options, and same-day responses to GC questions.
- Reduce post-award change-order leakage by capturing all alternates, allowances, and exclusions before the bid is submitted.
- Cut takeoff-to-proposal cycle time to under 48 hours on standard unit-mix projects through disciplined use of digital takeoff tools and vendor pricing libraries.
- Partner with operations to convert 90 % of awarded jobs into executable work packages with zero material shortages at start-up.
- Mentor two junior estimators each quarter so the team can scale volume without sacrificing accuracy.
Environment & Resources
You report to the Estimating Manager and sit with a lean, high-ownership team of estimators, project managers, and procurement specialists in Houston. You will have full access to On-Screen Takeoff / Bluebeam, manufacturer pricing portals, historical job-cost data, and a dedicated vendor-relations budget. Leadership practices servant leadership—you will have the authority to make pricing calls and the support to grow into a senior or lead estimator role as we expand nationally.
Essential Qualifications
- 3+ years producing commercial or multi-family flooring estimates from architectural drawings and specs.
- Proven ability to take off carpet, resilient, and hard-surface quantities and convert them into labor, material, and waste factors that match actual installed costs.
- Comfort running digital takeoff software and Excel-based bid templates under tight bid calendars.
- Track record of communicating scope and pricing clearly to GCs and of defending numbers in post-bid interviews.
- Bias for action and ownership—you treat every bid as if it were your own P&L.
Role Selling Points
- Direct line of sight from your bid to occupied apartments—your work is visible on every floor we install.
- Entrepreneurial culture: high performers write their own growth path and share in company success.
- National license footprint and multi-family specialization mean you bid real volume, not one-off retail jobs.
- Servant-leadership team that removes obstacles so you can estimate, not chase paper.
