Preconstruction Estimator


Position Overview

We are seeking an experienced Preconstruction Estimator with a strong background in multifamily construction to support ground-up development projects. This role is responsible for leading budgeting, cost analysis, and preconstruction efforts from conceptual design through final pricing. The ideal candidate brings deep expertise in wood-frame multifamily construction and a proactive, detail-oriented approach to project planning.

Key Responsibilities

  • Prepare conceptual, schematic, design development, and GMP estimates for multifamily ground-up projects
  • Develop and maintain detailed cost models and historical cost data
  • Perform quantity takeoffs and pricing for wood-frame construction
  • Analyze drawings, specifications, and other documentation to prepare comprehensive cost estimates
  • Solicit, evaluate, and level subcontractor and supplier bids
  • Identify value engineering opportunities and cost-saving strategies
  • Collaborate closely with development, design, and operations teams during the preconstruction phase
  • Assist with budgeting, scheduling input, and feasibility analysis
  • Support scope reviews and ensure alignment between estimates and contract documents

Qualifications

  • Minimum 5+ years of experience in a Preconstruction or Estimator role with a multifamily builder
  • Proven experience with wood-frame, ground-up multifamily construction (required)
  • Strong understanding of construction methods, materials, and pricing structures
  • Proficiency in estimating software and quantity takeoff tools
  • Bachelor’s degree in Construction Management, Civil Engineering, or related field (required)
  • Strong analytical, organizational, and communication skills
  • Ability to manage multiple projects and deadlines simultaneously

Preferred Skills

  • Experience preparing GMP and conceptual budgets
  • Strong subcontractor network within multifamily construction
  • Ability to participate in client and internal stakeholder presentations
  • Knowledge of local building codes and market conditions
