Luxury Home Superintendent

Position Summary

The Luxury Home Superintendent is responsible for managing designated phases of the construction process, which may include either the slab-to-frame inspection phase or the frame inspection-to-turnover phase. This role oversees quality control inspections, schedule adherence, subcontractor coordination, site safety, and regulatory compliance. The Superintendent works closely with the Lead Superintendent, project team, and trade partners to ensure projects are completed on time, within quality standards, and in accordance with plans and specifications.

The ideal candidate is a hands-on construction professional with strong leadership, communication, and organizational skills who can effectively manage field operations while maintaining a safe and productive jobsite.


Key Responsibilities

Schedule Management

  • Assist in preparing bi-weekly construction schedule updates for review and distribution to subcontractors and project stakeholders.
  • Monitor project progress and proactively identify issues that may impact schedule performance.
  • Communicate potential delays to project leadership and recommend corrective actions.
  • Implement recovery plans and adjustments to maintain project timelines.
  • Coordinate activities among subcontractors to ensure efficient workflow and schedule adherence.

Communication & Coordination

  • Maintain timely verbal and written communication regarding project status, schedule concerns, and field issues.
  • Participate in daily and weekly project meetings to review schedules, quality control, safety, staffing, and site operations.
  • Collaborate with project leadership, subcontractors, inspectors, and stakeholders to ensure alignment on project objectives.
  • Assist in maintaining accurate project documentation, reports, and daily logs.

Quality Control

  • Conduct daily quality control inspections to ensure compliance with project plans, specifications, and construction standards.
  • Document deficiencies, track corrective actions, and verify completion of required repairs.
  • Maintain detailed records of inspections and quality-related activities using project management software.
  • Work closely with subcontractors and trade partners to promote quality workmanship and continuous improvement.
  • Participate in quality review meetings and provide recommendations for process enhancements.

Safety & Regulatory Compliance

  • Ensure compliance with OSHA regulations and all applicable safety requirements.
  • Monitor adherence to dust control, stormwater pollution prevention, and environmental compliance programs.
  • Promote a culture of safety and accountability among all onsite personnel.
  • Identify and address potential safety hazards promptly.
  • Maintain a clean, organized, and secure jobsite.

Trade Partner Management

  • Lead and coordinate subcontractors to ensure work is completed efficiently and according to project requirements.
  • Conduct regular site walks with trade foremen to review progress, quality, and coordination needs.
  • Address performance concerns and collaborate with trade partners to resolve issues.
  • Foster teamwork and cooperation among all trades working on the project.

Plans, Specifications & Documentation

  • Review construction plans, specifications, and project documents with project leadership.
  • Assist in managing Requests for Information (RFIs) and ensuring timely resolution of design or construction issues.
  • Participate in pre-construction and scope review meetings with subcontractors to establish quality, schedule, and performance expectations.
  • Ensure subcontractors are providing materials and work in accordance with contract requirements and project specifications.
  • Prepare and maintain field documentation, inspection reports, project maps, matrices, and related construction records.

Budget Support

  • Identify and document subcontractor errors, omissions, or rework that may result in additional project costs.
  • Communicate cost-related issues to project leadership for review and resolution.
  • Assist in maintaining accountability for project performance and cost control.

Team Development

  • Provide guidance, coaching, and training to junior field staff and team members.
  • Support professional development through field mentoring, inspections, and project coordination activities.
  • Promote teamwork, accountability, and continuous learning across the project team.


Qualifications

Education & Experience

  • Associate’s or Bachelor’s degree in Construction Management, Engineering, or a related field preferred.
  • Several years of experience in commercial, residential, multifamily, or mixed-use construction.
  • Experience managing subcontractors and field operations through multiple phases of construction.
  • Strong understanding of construction scheduling, quality control, and jobsite safety requirements.
  • Experience working with project management and construction software platforms preferred.

Knowledge, Skills & Abilities

  • Strong knowledge of construction methods, materials, and building systems.
  • Ability to read and interpret construction drawings, specifications, and contracts.
  • Excellent leadership, communication, and problem-solving skills.
  • Strong organizational and time-management abilities.
  • Ability to manage multiple priorities in a fast-paced construction environment.
  • Working knowledge of OSHA regulations and environmental compliance requirements.
  • Proficiency in Microsoft Office and construction management software.
  • Ability to walk jobsites daily and perform physical activities associated with construction supervision.
