Commercial Property Manager
Position Overview
The Commercial Property Manager will oversee a diverse portfolio of commercial real estate properties, including office, retail, and office condominium assets. This role is responsible for day-to-day property operations, financial performance, tenant relationships, budgeting, and team leadership while ensuring properties are well-maintained and operating efficiently.
The ideal candidate is an experienced commercial property management professional with strong expertise in budgeting, CAM/NNN reconciliations, lease administration, financial reporting, and team management. This individual will serve as a senior point of contact for property owners, clients, tenants, vendors, and association boards.
Key Responsibilities
Portfolio & Property Management
- Oversee the daily operations of a portfolio of commercial properties.
- Manage company-owned and third-party properties, ensuring high standards of service and operational performance.
- Lead, develop, and hold property managers, assistant property managers, and building engineering staff accountable.
- Establish and maintain consistent operating standards across the portfolio.
- Oversee vendor relationships, contracts, preventive maintenance, building operations, life safety, and emergency response.
- Conduct regular property inspections and address operational issues proactively.
Financial Management & Budgeting
- Lead the annual budgeting process for operating expenses, capital expenditures, and reforecasts.
- Prepare, review, and present property budgets to owners and third-party clients.
- Monitor property financial performance and identify opportunities to control costs and improve asset value.
- Prepare monthly and quarterly financial reporting, including variance analysis, accruals, and accounts receivable monitoring.
- Explain financial results and trends to ownership and clients through clear and actionable reporting.
CAM/NNN & Lease Administration
- Oversee CAM/NNN reconciliations, escalation billings, and year-end true-ups.
- Ensure tenant billings and expense recoveries are accurate, timely, and consistent with lease requirements.
- Review commercial lease language and translate contractual terms into appropriate billing, recoveries, and escalations.
- Coordinate with accounting and leasing teams to resolve billing, lease, and tenant account issues.
- Maintain accurate property and lease records.
Client, Tenant & Board Relations
- Serve as a senior point of contact for property owners, third-party clients, tenants, and commercial association boards.
- Build and maintain strong professional relationships with clients and stakeholders.
- Attend ownership, board, and annual meetings as needed.
- Address tenant concerns and property issues promptly and professionally.
- Communicate property performance, operational matters, and recommendations clearly to stakeholders.
Team Leadership
- Supervise and mentor property management and building operations staff.
- Establish performance expectations and operating standards.
- Provide coaching, feedback, and professional development opportunities.
- Promote accountability, teamwork, and high-quality customer service.
- Coordinate workloads and ensure property management responsibilities are completed accurately and on schedule.
Capital Projects & Tenant Improvements
- Partner with leasing, construction, and asset management teams on tenant improvements and capital projects.
- Coordinate property-related projects from planning through completion and occupancy.
- Monitor project schedules, budgets, vendors, and tenant requirements.
- Help ensure projects are completed according to quality, budget, and operational expectations.
Business Development
- Support growth of third-party property management services.
- Participate in prospective client meetings, presentations, and relationship-building activities.
- Contribute to RFP responses, management proposals, pitches, and fee/pricing discussions.
- Identify opportunities to expand the property management portfolio and strengthen client relationships.
Qualifications
Required Qualifications

10+ years of commercial property management experience, preferably across office and/or retail properties.
- 3+ years of direct property management team leadership experience.
- Strong experience with budgeting, CAM/NNN reconciliations, operating expense analysis, and financial reporting.
- Strong understanding of commercial leases and the ability to interpret lease terms for billing, recoveries, and escalations.
- Proven ability to lead, coach, and develop property management teams.
- Strong client-facing and relationship management skills.
- Experience with commercial property management and accounting software such as Yardi, MRI, or comparable platforms.
- Advanced Microsoft Excel skills.
- Active California real estate salesperson or broker license, or ability to obtain one within six months of hire.
- Valid driver's license, reliable transportation, and willingness to regularly visit managed properties.
- Ability to work in an office and on-site property environment.
Preferred Qualifications
- Experience managing commercial HOAs or office condominium associations.
- Experience overseeing association governance, reserves, and board relationships.
- Business development experience, including RFP responses, client pitches, or growing a third-party management portfolio.
- Experience managing both owned and third-party commercial properties.
- Construction, capital improvement, or tenant improvement project management experience.
- Experience with Yardi.
