Position Purpose

The Enhancement Manager is responsible for the sales, estimating, and field supervision of all non-contractual site improvements. This is an "Account-Producing" role that bridges the gap between a client’s vision and a completed project. You will lead dedicated enhancement crews to deliver high-margin upgrades, from irrigation retrofits to large-scale renovations, across our San Diego portfolio.


Essential Duties & Responsibilities

  • Sales & Estimating: Proactively identify site improvements during property walks. Develop accurate estimates for labor, materials, and equipment for all "ancillary" work.
  • Production Management: Lead and schedule 2–4 dedicated enhancement crews. Ensure projects are completed within the estimated man-hours and material budgets.
  • Design & Visualization: Create basic conceptual sketches or "Before and After" markups to help Property Managers and HOA Boards visualize proposed upgrades.
  • Water Management: Serve as the regional expert on San Diego water rates and rebates. Design and sell smart irrigation retrofits and turf-conversion projects.
  • Quality Control & Safety: Conduct final walk-throughs to ensure 100% client satisfaction. Enforce strict Cal/OSHA safety standards and equipment maintenance protocols for your crews.
  • Administrative Oversight: Manage project job-costing, material procurement, and subcontractor coordination. Approve weekly payroll for enhancement teams.


Qualifications

  • Experience: 3–5 years in commercial landscape management with a heavy emphasis on construction or enhancement production.
  • Technical Skills: Ability to read blueprints, irrigation schematics, and grading plans. Proficiency in landscape management software (e.g., Aspire, LMN, or BossLM).
  • Local Knowledge: Expert-level understanding of San Diego’s "Sunset Zones," native plant palettes, and municipal water restrictions.
  • Bilingual: Ability to communicate effectively with Spanish-speaking field teams is highly preferred.
  • Licenses: Valid CA Driver’s License (Required). C-27 or QAL license is a significant plus.
