Property Accountant
Job Summary
We are seeking a detail-oriented and analytical Property Accountant to join a growing commercial real estate accounting team. This position will be responsible for the financial reporting and accounting activities of an assigned portfolio of commercial properties while working closely with property management and accounting leadership.
The ideal candidate has strong accounting fundamentals, excellent attention to detail, and the ability to manage multiple priorities in a deadline-driven environment. Prior commercial real estate or property accounting experience is preferred, but candidates with strong technical accounting experience and a willingness to learn will also be considered.
Key Responsibilities
Property Accounting & Financial Reporting
- Prepare accurate and timely monthly financial statements for an assigned portfolio of commercial properties.
- Record monthly journal entries, including accruals, adjusting entries, and other property-related transactions.
- Maintain the accuracy and integrity of the general ledger.
- Perform account reconciliations and support monthly and year-end close processes.
- Analyze financial results and investigate variances, discrepancies, and unusual transactions.
- Ensure accounting records are maintained accurately and in accordance with applicable accounting principles and company policies.
Property & Tenant Accounting
- Assist with common area maintenance (CAM), insurance, and real estate tax reconciliations.
- Review tenant rent billings and related charges for accuracy.
- Assist with tenant account reconciliations and investigate billing discrepancies as needed.
- Maintain accurate property-level accounting records and supporting documentation.
- Coordinate with property management teams to resolve accounting and billing issues.
Lender, Audit & Compliance Support
- Prepare lender reporting, financial schedules, and other reporting packages as required.
- Assist with year-end audits and prepare supporting schedules and documentation.
- Respond to accounting information requests from internal and external stakeholders.
- Maintain organized financial records and documentation to support audit and reporting requirements.
Collaboration & Process Improvement
- Partner closely with property managers, accounting leadership, and other internal stakeholders to ensure accurate and timely financial reporting.
- Communicate effectively regarding property financial performance, accounting issues, and required adjustments.
- Identify opportunities to improve accounting processes, reporting procedures, and portfolio management efficiency.
- Participate in special projects and other accounting initiatives as the property portfolio continues to grow.
Qualifications
- Bachelor's degree in Accounting, Finance, or a related field required.
- 3–5 years of progressive accounting experience.
- Experience preparing financial statements and supporting month-end close processes.
- Strong understanding of both cash and accrual accounting.
- Experience with general ledger accounting, journal entries, and account reconciliations.
- Strong analytical, organizational, and problem-solving skills.
- Exceptional attention to detail and accuracy.
- Ability to manage multiple properties, deadlines, and priorities effectively.
- Strong written and verbal communication skills.
Preferred Qualifications
- Commercial real estate or property accounting experience.
- Experience with Yardi or other property management/accounting software.
- Experience managing accounting for multiple entities or property portfolios.
- Experience with CAM, real estate tax, and insurance reconciliations.
- Experience supporting lender reporting and financial audits.
- Public accounting experience or accounting experience in another technically complex industry.
