Project Director (Residential Restoration)

Position Summary

The Project Director (PD) is a high-impact, revenue-generating leader responsible for the entire lifecycle of residential restoration projects—from the moment a lead comes in to the final collection of the check.

In this role, you aren’t just estimating repairs; you are the primary advocate for homeowners during some of their most stressful moments. You will be responsible for securing the job, creating accurate Xactimate scopes, negotiating with insurance adjusters, and ensuring the project is financially successful.

Key Responsibilities

Estimating & Technical Accuracy

  • On-Site Scoping: Conduct rapid on-site inspections for water, fire, mold, and storm damage; capture detailed digital sketches and documentation.
  • Xactimate Mastery: Develop precise scopes of work that meet the strict requirements of Third-Party Administrators (TPAs) and insurance carriers.
  • Compliance: Ensure all residential repairs meet local building codes, IICRC standards, and safety protocols.
  • Production Handoff: Partner with Project Managers to transition jobs from "sold" to "built," ensuring they have the budget and schedule needed to succeed.

Sales & Client Advocacy

  • Lead Conversion: Act as the "first responder" to incoming leads, converting opportunities into active projects through quick response times and consultative selling.
  • Relationship Management: Build and maintain trust with homeowners, insurance agents, and adjusters to ensure repeat referrals and high customer satisfaction scores.
  • CRM Integrity: Maintain real-time data in Salesforce to track project milestones, lead status, and communication logs.

Financial Ownership

  • Profitability: Own the "bottom line" for every project. Manage margins, project costs, and supplements to ensure financial targets are hit.
  • Collections & Billing: Manage the financial closeout, including collecting deductibles, processing progress billings, and ensuring final payments are secured from carriers.

Education & Experience

  • Industry Experience: 3–5 years in residential restoration or construction.
  • Functional Experience: 2+ years of experience as an Estimator or PM specifically handling water, fire, or mold mitigation.
  • Software: Proficiency in Xactimate is required. Experience with Salesforce or similar CRM is preferred.
  • Education: High School Diploma required; Degree in Construction Management or Business is a plus.

Required Certifications

  • IICRC Certifications: (WRT) Water Restoration Technician is highly preferred.
  • Estimating: Xactimate Level 1 or 2 certification.

Core Competencies

  • Empathy & Compassion: Ability to guide homeowners through the emotional process of property loss.
  • Communication: Clear, prompt, and direct communication with both internal teams and external insurance partners.
  • Financial Acumen: A strong understanding of project margins, "the math" behind an estimate, and the billing cycle.
  • Sense of Urgency: Residential restoration never stops; you must be able to prioritize multiple active leads and projects simultaneously.

Work Environment

  • The "Restoration Grind": This role requires a "whatever it takes" attitude, including responding to emergency calls beyond standard business hours.
  • Field-Based: This is not a desk job. You will be in your vehicle and on-site at residential properties daily. Travel within the local territory is required.
