Summary of Responsibilities: 

The JRP Project Manager is key to delivering accurate estimates and fixed-cost budgets for luxury single-family residential remodels and new construction projects. You'll review drawings and define detailed scopes of work, lead the bid process, source competitive bids, and ensure accurate, comprehensive budgets. 

Essential Functions: 

• Create estimates for labor, materials, and expenses based on design plans 
• Develop fixed-cost budgets using project plans and trade bids 
• Analyze project drawings to determine material and labor needs 
• Collaborate with internal/external teams to find cost-effective solutions 
• Compile scopes of work and quantity takeoffs 
• Solicit bids and negotiate for the best pricing 
• Review plans and bids for accuracy 
• Manage trade relationships and maintain up-to-date pricing 

Education, Experience, and Skills Required: 

• 5+ years of residential construction experience 
• Strong understanding of construction methods, materials, and trades 
• Ability to read and interpret construction drawings 
• Sales and negotiation skills with proven closing ability 
• Detail-oriented with strong organizational skills 
• Proficient in Microsoft Office, especially Excel 
• Experience with Buildertrend, Active Takeoffs, and Bluebeam 

Compensation: 

• $45.70–$60.10 per hour, based on experience (Equivalent to approximately $95,000–$125,000 annually based on full-time hours)
