Position: Residential Construction Estimator

Location: King County, WA

What You Will Do 

The Estimator prepares accurate cost estimates for residential remodeling and new construction projects, including labor, materials, equipment, and subcontractors. This role interprets plans and drawings, identifies key scope details, and develops clear scopes of work. 

You’ll collaborate with designers, project managers, subcontractors, and vendors, and engage with clients to support a transparent and successful project process. 


Essential Functions 

 

Project Knowledge: 

  • Develop a comprehensive understanding of each project by reviewing and analyzing project plans and design intent. 
  • Conduct site visits to analyze job sites for construction access, staging, and sequencing, considering unique site characteristics. 

Cost Preparation and Administration: 

  • Perform take-offs and utilize Sage software to develop construction budgets. 
  • Analyze plans to identify and include necessary details not explicitly shown. 
  • Collaborate with Project Developer and Designer to document missing information and incorporate it into the budget. 
  • Manage and organize written quotes from subcontractors and vendors, following up to ensure timely completion. 
  • Review and negotiate bids for cost efficiency and compliance with project requirements. 
  • Coordinate with project teams to finalize budgets and update project documentation. 
  • Develop and maintain tools and processes to optimize project budgeting and success. 

Project Development: 

  • Assist Sales Manager, Production Manager, and Project Managers as required. 
  • Schedule subcontractor site visits for acquiring quotes. 

Project Handoff: 

  • Provide digital files via BuilderTrend to Production Department and Company Records. 
  • Review budget and construction methodology with Production and Project Managers. 

General:

Education and Experience 

  • 3+ years in residential construction Estimating, or, 4+ years of Design/Build experience in residential construction Estimating 
  • Bachelor's Degree required 
  • Lifelong learner (we love to learn; we hope you do too!) 


Required Skills and Abilities  

  • Strong math skills with attention to detail for accurate cost estimates 
  • Ability to read and interpret plans, specifications, and site conditions 
  • Working knowledge of construction methods, materials, and production rates 
  • Strong problem-solving, communication, and time-management skills 
  • Ability to work independently, manage multiple priorities, and meet deadlines 
  • Cost- and profit-focused mindset with adaptability under pressure 
  • Customer-focused and collaborative team player 


Compensation  

  • Salary $70,000-$90,000
