We’re partnering with ownership on a search for a Director of Operations to oversee day-to-day property operations for a high-profile retail destination. This is a senior, highly visible role for someone who blends technical expertise, financial discipline, and strong people leadership to keep an asset performing at its best.


What You’ll Own

  • Lead all operational functions across the asset, including facilities, building systems, common areas, life safety, security, janitorial, landscaping, and parking
  • Ensure the property consistently delivers a clean, safe, efficient, and visually compelling environment
  • Conduct regular inspections and proactively address operational risks before they impact tenants or guests
  • Maintain detailed documentation, service records, and compliance logs across all systems
  • Build and manage operating and capital budgets with a sharp eye on cost control and long-term asset value
  • Develop and oversee multi-year capital improvement planning
  • Manage vendor procurement, scopes of work, RFPs, contract negotiations, and performance accountability
  • Review invoices, track variances, and identify opportunities for savings and efficiency
  • Interpret lease language to ensure landlord and tenant responsibilities are executed correctly
  • Oversee HVAC, electrical, plumbing, fire/life safety, vertical transportation, and structural systems
  • Implement and manage preventative maintenance programs that extend asset life and minimize downtime
  • Leverage CMMS/BMS tools to track work orders, system performance, and maintenance history
  • Evaluate upgrades that improve reliability, sustainability, and energy efficiency
  • Ensure compliance with OSHA, ADA, EPA, fire/life safety, and local regulatory requirements
  • Partner with local authorities, inspectors, and emergency services
  • Lead emergency response efforts during incidents such as outages, severe weather, or evacuations
  • Oversee safety training, hazardous materials programs, and risk mitigation initiatives


What We’re Looking For

  • 6+ years of progressive operations or facilities leadership in retail, mixed-use, hospitality, or commercial real estate
  • Proven experience managing teams, vendors, and complex building systems
  • Strong financial acumen with hands-on budget and capital planning experience
  • Deep understanding of preventative maintenance, life safety, and regulatory compliance
  • Ability to read construction drawings, contracts, and lease documents
  • Highly organized, proactive, and comfortable operating in a fast-paced environment
  • Clear communicator who can balance technical detail with big-picture thinking
