We are partnering with an established, mission-driven non-profit housing organization in Downtown Los Angeles to recruit an experienced Senior Facilities Manager. Operating a multi-million dollar annual budget and a diverse portfolio of over 34 properties (comprising 2,500+ emergency, transitional, and permanent supportive housing units), the organization is dedicated to maintaining high standards of dignity, safety, and community care.


Reporting directly to the Director of Property Management, the Senior Facilities Manager will lead facility operations, capital planning, life safety compliance, vendor management, and direct supervision of facilities staff.


Key Responsibilities

  • Team Leadership & Supervision: Manage, coach, and develop facilities staff and contractors. Conduct regular supervision sessions and foster a collaborative team environment.
  • Building Operations & Maintenance: Inspect building structures, evaluate MEP systems (HVAC, boilers, chillers, plumbing, electrical), and drive both short-term preventative maintenance and long-term capital improvement plans.
  • Life Safety & REG 4 Compliance: Oversee LA City Fire Department REG 4 fire/life safety testing, inspections, and re-certifications. Maintain compliance logs for alarm panels, sprinklers, standpipes, and suppression systems across all properties.
  • Elevator & Mechanical Operations: Monitor elevator maintenance, state/city inspections, lockbox installations, and service logs in coordination with elevator contractors.
  • Financial & Budget Management: Partner with Finance to assess vendor quotes, monitor utility consumption, and prepare annual operating and capital budgets.
  • Audits & Regulatory Reporting: Maintain centralized tracking for regulatory inspections and prepare documentation for TCAC, HACLA, LAHD, HUD, and insurance audits.


Qualifications & Requirements

  • Experience: 5+ years of management experience with a strong emphasis on facility operations, staff supervision, and vendor oversight.
  • Industry Knowledge: Working knowledge of affordable housing, property management processes, building permits, and applicable federal, state, and local regulations.
  • Technical Acumen: Strong background in technical/engineering operations, HVAC, MEP systems, fire alarms, and REG 4 life safety standards.
  • Financial Skills: Proven experience managing multi-million dollar operating and capital budgets, performing cost analyses, and reviewing utility trends.
  • Software: Proficiency with Microsoft Office (Excel, Word, Outlook) and specialized property management software (Yardi experience preferred).
  • Education: Associate's Degree preferred or equivalent hands-on experience in lieu of a degree.
  • Physical Demands: Ability to lift up to 50 lbs., sit, stand, walk, bend, and drive locally across property sites.
