Job Title: Land Acquisition Specialist – Gas Station & Convenience Store Development

Position Type: Full-Time

Reports To: Director of Real Estate / Ownership

About Us

We are a growing, family-owned company specializing in the development and operation of gas stations and convenience stores. We are expanding our footprint and seeking a motivated Land Acquisition Specialist to identify, evaluate, negotiate, and secure new sites for development. This role is critical in driving strategic growth and ensuring successful expansion into new markets.

Position Summary

The Land Acquisition Specialist will be responsible for sourcing potential properties, conducting due diligence, negotiating land purchases or leases, and coordinating with brokers, property owners, local officials, and internal leadership. The ideal candidate has experience in commercial real estate, fuel/convenience retail site selection, or land development, and understands zoning, permitting, and site feasibility factors such as traffic counts, access, and competitive landscape.

Key Responsibilities

  • Identify and research suitable real estate sites for new gas station and convenience store development.
  • Conduct market analysis, competitive mapping, and demographic reviews to support site selection decisions.
  • Develop and maintain relationships with commercial brokers, landowners, developers, and municipalities.
  • Manage the evaluation of site feasibility including zoning, permitting, utility availability, fuel tank placement considerations, ingress/egress, and environmental factors.
  • Coordinate and oversee due diligence including surveys, soil/environmental testing (Phase I/II), and site development estimates.
  • Prepare financial models, ROI analysis, and recommendations for ownership approval.
  • Lead negotiations on land purchases, leases, and development agreements.
  • Support permitting, entitlement processes, and communication with planning boards and regulatory agencies.
  • Work cross-functionally with construction, operations, legal, and finance teams to ensure smooth project execution.
  • Track and report pipeline opportunities, market expansion areas, and deal progress.

Qualifications

  • Bachelor’s degree in Business, Real Estate, Finance, Urban Planning, or related field (preferred).
  • 3–7 years of experience in land acquisition, commercial site selection, or real estate development.
  • Experience in fuel, convenience retail, QSR, or retail multi-site development is highly preferred.
  • Strong knowledge of zoning laws, municipalities, and land use processes.
  • Solid negotiation, communication, and relationship-building skills.
  • Ability to read site plans, surveys, zoning maps, and environmental reports.
  • Proficiency in Microsoft Excel and mapping tools (CoStar, LoopNet, GIS, Traffic Count databases, etc.).
  • Self-motivated, organized, and able to manage multiple deals at various stages simultaneously.
