Job Description – Project Manager
Must be able to perform the essential functions of this position with or without reasonable
accommodation:
A) Capable of developing a Proposal, Estimate, and Project Budget; and meeting the specified
performance standards of the prime contract, project documents and/or SOP.
B) Writes, issues, and executes all subcontract buyout requirements within 30 days of project
commencement.
C) Capable of managing both schedule and budget while completing the contract within the
projected schedule requirements.
D) Develop subcontractor bid packages & scope of work and ensures all contract deliverable are
procured and executed prior to subcontractor mobilizing to jobsite.
E) Promptly notifies Sr. Project Management of all potential contract changes and delay.
Negotiates and Process PCOs, CCOs and PCCOs with Cliental and Subcontractors.
F) Tracks and issues changes/potential changes due to exiting conditions, changes to project
documents, unforeseen conditions, or market conditions.
G) Cultivates and maintains the necessary contacts with clients and regulatory agency personnel.
H) Assists superintendent to provide deliverables as required to meet project schedule
requirements
I) Performs initial forecast outcome and monthly forecast updates to identify and maintain project
fee throughout project life cycle
J) Identifies and resolves problems and conflicts early by utilizing specific controls established in
the SOP
K) Understands construction sequencing: can conceptually build the project in its entirety and then
execute the plan
L) Effectively conducts owners’ meeting to ensure there is a complete understanding of the project
and stated goals as well as any current issues or outstanding questions
M) Manage distribution of meeting agenda issued in enough time to ensure a productive meeting,
and production of the meeting minutes and distribution to meeting attendees
N) Stays abreast of changes in the industry and shares innovation with other departments, divisions
and cliental
O) Works independently as a decision maker within the constraints of the SOP
P) Assists in preparation of pay application to customers and preparation of subcontractor’s
invoices with accounting. Upon completion, issues to Sr. Management for approval and issues to
client
Q) Tracks monthly payments of pay application to ensure distribution of funds on time
R) Maintains a basic understanding of LEED and is capable of implementing the LEED requirements
S) Understands and implements requirements for local JHAs, Code Requirements and Providers.
T) Professionally interacts with colleagues, members of the public, clients, and business associates
U) Complies with all company policies and applicable laws
V) Travel as required to complete items included in job description
W) Proactively manages risk
X) Trains and mentors lower-level staff.
Y) Maintains a sense of urgency
