Assistant Controller - Property Accounting

Position Summary

The Property Accounting Asst. Controller is responsible for leading the financial operations

of a large portfolio of residential properties. This role ensures accurate financial reporting,

robust internal controls, and compliance with GAAP and company policies. The Asst.

Controller will manage a team of accountants and collaborate with property managers,

asset managers, and senior leadership to support strategic planning and operational

excellence.

Key Responsibilities

Financial Reporting & Oversight

 Oversee accounting for corporate entities and 125+ properties

 Oversee preparation of monthly operating reports and work papers

 Record payroll transactions totaling $34M annually

 Manage monthly debt service payments

 Review distribution calculations for executive approval

 Assist with year-end audits and tax returns

 Manage accounting and financial reporting for commercial leases, including lease

abstraction and revenue recognition

 Oversee Common Area Maintenance (CAM) reconciliations and ensure timely and

accurate billing to tenants

Cash Management

 Monitor daily cash positions and monthly receipts (~$25M)

 Supervise ACH disbursements and intercompany payables

 Produce weekly cash reports for Treasury and senior leadership

 Manage escrow accounts and facilitate new bank account setups

Budgeting & Forecasting

 Prepare debt service budgets and monthly cash flows

 Support external audits with aggregate schedules and documentation

 Assist Finance in tracking capital project actuals vs. budget

Team Leadership

 Supervise and mentor cash, accounts payable and property accountants

 Conduct performance reviews and support professional development


 Ensure compliance with internal controls and regulatory standards

Systems & Process Optimization

 Lead system conversions (e.g., Yardi Investment Accounting, Avid Exchange, etc.)

 Develop procedures for tenant billbacks and cost tracking

 Implement customized reporting tools for replacement reserves

Qualifications

 Strong knowledge of GAAP and property accounting

 6–8 years of experience in real estate or property accounting

 Proficiency in Yardi, Excel, and financial reporting systems

 Proven leadership in managing accounting teams and large portfolios

 Excellent analytical, organizational, and communication skills

Preferred Attributes

 Experience with affordable and market rate residential properties

 Demonstrated experience managing financial closings for properties

 Familiarity with waterfall structures, construction/development draws and cost

certifications

 Ability to manage multiple projects and deadlines in a fast-paced environment
