Job Title: Licensed DOB Superintendent - Ground Up Mid to High Rise Mixed-Use Residential Projects


Location: New York City, covering all five boroughs


Job Description:


Overview: On behalf of our client , we are seeking an experienced Construction Superintendent with a strong background in ground-up new construction of mid to high-rise mixed-use residential projects, particularly those focused on low-income housing developments. The ideal candidate will have extensive experience managing projects in New York City's five boroughs, demonstrating a commitment to quality, safety, and efficiency.


Responsibilities:

  • Project Management: Oversee all phases of construction for mid to high-rise mixed-use residential projects from ground-breaking to completion. Ensure projects are completed on time, within budget, and to the specified quality standards.
  • Site Supervision: Manage day-to-day operations on the construction site, including supervising subcontractors, vendors, and site staff. Ensure compliance with all safety regulations and building codes.
  • Scheduling and Coordination: Develop and maintain project schedules, coordinate work activities with various trades, and ensure timely delivery of materials and equipment.
  • Quality Control: Implement and enforce quality control measures to ensure the highest standards of workmanship. Conduct regular inspections and walk-throughs to identify and resolve any issues.
  • Budget Management: Assist in the preparation and management of project budgets. Monitor expenditures and ensure cost-effective procurement of materials and labor.
  • Communication: Serve as the primary point of contact for clients, architects, engineers, and other stakeholders. Maintain clear and effective communication throughout the project lifecycle.
  • Documentation: Maintain accurate and up-to-date project documentation, including daily reports, schedules, change orders, and other relevant records.
  • Problem Solving: Proactively identify and resolve issues that may arise during construction. Implement effective solutions to keep the project on track.
  • Team Leadership: Foster a positive and productive work environment. Provide guidance and mentorship to junior staff and subcontractors.


Qualifications:

  • Experience: Minimum of 7-10 years of experience as a Construction Superintendent with a focus on ground-up new construction of mid to high-rise mixed-use residential projects. Significant experience with low-income housing projects in NYC is highly preferred.
  • Education: Bachelor’s degree in Construction Management, Civil Engineering, or a related field is preferred.
  • Technical Skills: Proficiency in construction management software (e.g., Procore, Bluebeam), MS Office Suite, and scheduling software (e.g., Primavera, MS Project).
  • Knowledge: In-depth knowledge of NYC building codes, zoning regulations, and safety standards. Familiarity with affordable housing programs and requirements.
  • Leadership: Strong leadership and organizational skills with the ability to manage multiple projects simultaneously.
  • Communication: Excellent verbal and written communication skills. Ability to effectively interact with clients, stakeholders, and team members.
  • Problem-Solving: Demonstrated ability to anticipate and address issues proactively. Strong decision-making skills.
  • Certifications: OSHA 30-hour certification is required. Additional certifications in construction safety and project management are a plus.
