Job Title: Project Manager

Location: Denville, New Jersey (In-Person)

 

Company Overview: Our client is a well-established Construction Management (CM) firm based in Northern New Jersey, specializing in ground-up and renovation projects across various commercial sectors, including retail, hospitality, education, warehousing, healthcare, historical restorations, and industrial facilities. Position Overview: Our client is seeking a self-motivated and experienced Project Manager with a minimum of 15 years in commercial construction, preferably within Northern New Jersey. The ideal candidate will have a proven track record managing projects valued at $15 million and above. While experience in the healthcare and education sectors is advantageous, it is not mandatory; a strong background in commercial construction is essential. This in-person role is based at their Denville office, and it requires travel to job sites; remote work is not an option.​

 

Core Responsibilities:

  • Project Planning: Develop comprehensive project plans, sequences, and schedules in collaboration with management and field personnel.​
  • Budget Preparation: Collaborate with estimating and accounting teams to establish initial project budgets.​
  • Procurement: Define trade scopes, procure all project trades, and develop AIA subcontracts with necessary attachments to ensure comprehensive scope coverage.​
  • Scheduling: Prepare and regularly update project schedules to reflect progress and changes.​
  • Coordination: Oversee and coordinate multiple building trade contractors to maintain project timelines and budgets.​
  • Meetings: Organize and lead project meetings with clients, architects, and subcontractors to ensure clear communication and alignment.​
  • Safety Compliance: Review project safety requirements and participate in pre-installation planning sessions to uphold OSHA compliance.​
  • Documentation Management: Manage all submittals, RFIs, change requests, and oversee the change order process, including pricing and client approvals.​
  • Financial Oversight: Administer all subcontracts, subcontractor change orders, and budget adjustments, monitoring for potential issues that may impact the budget and schedule.​
  • Client Relations: Keep clients informed of project progress, promptly address any issues, and provide solutions.​
  • Project Close-Out: Ensure all aspects of project close-out are managed efficiently and effectively.​

 

Qualifications:

  • Experience: At least 15 years in commercial construction project management with a general contractor or construction manager.​
  • Project Expertise: Proven experience in managing commercial construction projects with contract values exceeding $15 million.​
  • Communication Skills: Excellent ability to lead communications with owners, architects, and subcontractors.​
  • Leadership Abilities: Strong capability to guide and motivate trade contractors to deliver quality projects.​
  • Detail Orientation: Highly motivated with keen attention to detail in daily project management responsibilities.​
  • Technical Proficiency: Skilled in Microsoft Office; experience with Primavera P6 and CMiC is a plus.​
  • Commitment: Interested in a long-term employment opportunity.​

 

Offer:

  • Salary: $155,000 – $185,000 annually, based on experience.​
